JENSEN, a single person, GRANTOR, in consideration of TEN AND <br />NO/100 DOLLARS ($10.00) AND OTHER VALUABLE CONSIDERATION received from <br />GRANTEES, BRIAN G. JENSEN and STEVEN W. JENSEN, as joint tenants with rights of <br />survivorship, convey to GRANTEES the following-described real estate (as defined in Neb. Rev. <br />Stat. 76-201) situated in Hall County, Nebraska, subject to a life estate which the Grantor hereby <br />reserves unto Grantor therein so long as he living: <br />A tract of land in the East Half of the Northeast Quarter (NE '/a ) of Section Twenty <br />Three (23), Township Eleven (11) North, Range Nine (9), West of the 6�' P.M., Hall <br />County, Nebraska, and more particularly described as follows: Beginning at a point on <br />the east line of such Northeast Quarter of Section Twenty Three (23) said point being <br />One Thousand Nine Hundred and Ninety Eight and Two Tenths Feet (1998.2) south of <br />the northeast corner of such Northeast Quarter; thence continuing south along and upon <br />such east line a distance of Six Hundred Forty Two and Six Tenths Feet (642.6) to the <br />southeast corner of such Northeast Quarter of such Section Twenty Three (23); thence <br />west along and upon the south line of such Northeast quarter of Section Twenty Three <br />(23), a distance of Five Hundred Six and Four Tenths Feet (506.4); thence proceeding in <br />a straight line north easterly to a point Three Hundred Eleven and Three Tenths Feet <br />(311.3) north of the south line of such Northeast Quarter of Section Twenty Three (23), <br />and Two Hundred Thirty Three Feet (233.0) west of the east line of such Northeast <br />quarter of Section Twenty Three (23); thence north and running parallel to the east line of <br />such Section Twenty Three (23) a distance of Three Hundred Thirty One and Three <br />Tenths Feet (331.3); thence east at right angles and running parallel to the south line of <br />such northeast Quarter of Section Twenty Three (23) a distance of Two Hundred Thirty <br />Three Feet (233.0) to the point of beginning on the east line of such Section Twenty <br />Three (23). <br />During the term of the life estate reserved unto GRANTOR as provided above, the <br />GRANTEES shall not be responsible for: (a) carrying any insurance on the Subject Property; (b) <br />paying any real estate taxes or special assessments levied against the Subject Property; (c) paying <br />any utilities consumed upon the Subject Property; or (d) maintaining or repairing the Subject <br />Properiy in any manner whatsoever. In addition, during the term of the life estate reserved unto <br />GRANTOR as provided above, the GRANTEES shall not be entitled to: (a) any insurance <br />proceeds payable in connection with any insurance carried by GRANTOR on the Subject <br />Property; (b) any condemnation proceeds payable in connection with the Subject Property; or (c) <br />any rent payable in connection with the Subject Property. <br />Executed � °`� 5 , 2012. <br />� � Z�~ <br />ordon L.Jensen <br />
