<br /> Violet Wagner, formerly Violet Lautenschlager, a widow, in
<br /> her own right, and Violet Wagner and Harold Wagner, husband and wife,
<br /> herein called the grantor, whether one or more, in consideration of
<br /> payments made on a contract dated March 27, 1965, to date, by and
<br /> between the parties hereto, received from grantees, does grant,
<br /> bargain, sell, convey and confirm until rniillie J. Vogeltanz and
<br /> Mildred R. Vogeltanz, husband and wife, as joint tenants, with right
<br /> of survivorship, and not as tenants in common, the following described '
<br /> real property, in Hall County, Nebraska;
<br /> A tract of land comprising a part of the Southwest Quarter
<br /> of the Southwest Quarter (SWqSW4) of Section Twenty Five
<br /> (25) , Township Eleven (11) , North, Range Ten (10) , West of
<br /> the 6th P.M., in Hall County, Nebraska, more particularly
<br /> described as follows: Beginning at a point on the north line
<br /> of said Southwest Quarter of the Southwest Quarter (sw4sw4) ,
<br /> said point being Forty (40.0) feet east of the Northwest
<br /> corner of said 5outhwest Quarter of the Southwest Quarter
<br /> (SW4SW4) ; thence easterly along the north line of said
<br /> Southwest Quarter of the Southwest Quarter (SW4SW4) , a
<br /> distance of One Hundred (100.0) feet; thence southerly
<br /> parallel to the weat line of said Southwest Quarter (SW4) , �
<br /> , a distance of Two Hundred (200.0) feet; thence westerly
<br /> parallel to the north line of said Southwest Quacter of
<br /> the 5outhwest Quarter (Sw4SW4) , a distance of One Hundred
<br /> (100.0) feet, to a point Forty. (40.0) feet east of the west
<br /> line of said Southwest Quarter (SW4) ; thence northerly
<br /> parallel to the West line of said Southwest Quarter (SW4) ,
<br /> a distance of Two Hundred (200.0) feet to the place of
<br /> beginning and containing 0,459 acres more or less.
<br /> To have and to hold the above described premises together with
<br /> all tenements, hereditaments and appurtenances thereto belonging unto
<br /> the grantees and to their assigns, or to the heirs and assigns of the
<br /> survivor of them forever.
<br /> And grantor does hereby covenant with the grantees and with their
<br /> assigns and with the heirs and assigns of the survivor of them that
<br /> grantor is lawfully seised of said premises; that they are free from
<br /> encumbrance; that grantor has good and lawful authority to convey
<br /> , the same; and that grantor warrants and will defend the title to
<br /> said premises against the lawful claims of all persons whomsoever.
<br /> It is the intention of all parties hereto that in the event of
<br /> the death of either of the grantees, the entire fee simple title to
<br /> the real estate shall vest in the surviving grantee,
