NUMBER OF iJNITS: The anticipated number of Units to be created initially is <br />four (4), however, this number may be increased by the exercise of special declarant rights. The <br />Units are numbered as 001, 101, 201, and 301. <br />4. UNIT DESCRIPTION AND BOUNDARIES: The Units aze located within the <br />three-story former City Ha11 building as shown on the attached Exhibit "A" ("Plat and Plan"). <br />The location and boundaries of each Unit, including the Unit's identifying number, are shown on <br />Exhibit "A". The boundaries are the unfinished surface of the walls, the unfinished surface of the <br />floor, the unfinished surface of the ceiling, and the extension of those surfaces where the unit <br />includes unenclosed space. <br />5. COMMON ELEMENTS: The common elements are all portions of the <br />Condominium other than the Units. The common elements include, but are not limited to: <br />a. All rights and easements in and to the commons and common areas; <br />b. All private utilities serving the Units; <br />c. All private drives, roadway signs, parking, and storage areas. <br />The limited common elements, other than as shown on Exhibit "A," are: <br />d. If any chute, flue, duct, wire, conduit, bearing wall, bearing column, or any other <br />fixture lies partially within a.nd partially outside the boundaries of a Unit, any portion serving <br />only that Unit is a limited common element allocated to that Unit, and any portion serving more <br />than one Unit or any portion of the common elements is a part of the common elements. <br />e. Any shutters, awnings, window boxes, doorsteps, stoops, porches, balconies, <br />patios, and all exterior doors and windows or other fixtures designed to serve a single Unit, but <br />located outside the Unit's boundaries, are limited common elements allocated to that Unit. <br />6.
