After the tfine <br />reqnired by Applicable Law, Trastee shall give pnbl�c notice of sale to the persons and in the manner <br />prescrlbed by Appllcable Law. Trastee, withoat demand on Borrower, shall sell the Property at pnblic <br />anction to the highest bfdder at the dme and place and nnder tLe terms designated in the not3ce of sale <br />in one or more parcels and in any order Trastee determfnes. Trnstee may postpone sale of all or any <br />parcel of the Property by pnblfc annonncement at the tlme and place of any previously acheduled sale. <br />Lender or its designee may pnrchase the Property at any sale. <br />Upon receipt of payment of the price bid, Trasta shall deliver to the pnrchaser Trnstee's deed <br />conveying the ProperLq. The recitals in the Trastee's deed shall be prima fade evidence of the truth of <br />the atatements made therein, Trastee shall apply the proc�ds of the sale in the following order: (a) to <br />all costs and egpenses of ezercising the power of sale, and the sale, inclnding the payment of the <br />Trnst�'s fees actually incnrr� and reasonable attorneys' fees as permftted by Applicable Law; (b) to <br />all snms secnred by this S�urity Instrament; and (c) any ezceas to the person or persons legally <br />entitled to �t. <br />23. Reconveyance. Upon payment of all smns s�ured by tlus Security Inslrument, Lender shall request <br />Trustee to reconvey the Properiy and shall surrender tlus Security Instrument and all notes evidencing debt <br />se,c�red by this Sacurity Instrument to Trustee. Trustee shall reconvey the Properiy without warranty to the <br />person or persons legally entitled to i� Such person or persons shall pay any recordation costs. Lender may <br />charge such person or persons a fea far reconveying the Properiy, but only if the fee is paid to a third party <br />(such as the Trust�) for services rendered and the charging of the fee is permitted under Applicable Law. <br />24. Substitute Trust�.
