Borrower� and Lender covenant and agree as follows: <br /> 1. Payment of Principal and Interest; Prepayment and Late Charges. <br /> Borrowe�s shall �romptly pay when due the princi�al of the debt evidenced by the <br /> Nota and any prepayment and late charges due under the Note. <br /> 2. Funds for Taxes and Insurance. All real estate taxes and insurance shall <br /> b� paid by Borrowers whon due. <br /> 3. Charges; Lians. BorrovNers shall pay all taxes, assessments, charges, <br /> fines, anci lmpositions attribut�ble to the Property which may atteln prlority over this <br /> Security Instrument and leasehold payments or ground rents, if any. Borrower� shall <br /> pay these obligations in the manner provided in paregreph 2, or if not pald in that <br /> manner, Borrowers shall pay them on time directly to the person owed payment. <br /> Borr�wers shall promptly furnlsh to Lender all notices of amounts to be paid under <br /> this paregraph. If Borrowers make these payments directly, Borrowers shell promptly <br /> furnlsh to Lender recefpts evidencing the payments. <br /> Borrowers shall promptly dlscherge any lien which has priority over this <br /> Secu�ity Instrument (excluding any first deed of trust)unless Borrowers: {a) agree in <br /> writing to the payment of the obligetion secured by the Ifen in a manner acceptable <br /> to Lender; (b) contest In good falth the lien by, or defend aga(nsc enforcement of the <br /> lien in, legal proceedings which (n the Lender's optnfon opbrate to prevent the <br /> enforcemeo�t of the lien or forfeiture of any part of the Property; or (c) secure from <br /> the holder of the lien an agreement satisfactory to Lender subordinating the lien to <br /> thas Security Instrument. If Lender determines that any part of the Property i� subject <br /> to a Ifen which may attafn priority over thls Security Instrument, Lender may give <br /> Borrowers a notice identifying the lien. Borrowers shall satisfy the IIen or take one <br /> o� more of the actions set forth above within ten (10) days of the giving of notice. <br /> 4. Haaard Insurance. Borrowers shall keep the improvements now existing <br /> or hereafter erected on the Property insured against loss by fire, hazards included <br /> within the term "extended coverage", and any other hazards for which Lender <br />- reauires insurance. This insurance shatl be maintained in the amounts and for the <br />- p�rfods that Lender requires. The insurance carrier providing the insu�ance shall ba <br />_ chosen by Borrowers subject to Lender's approval which shall not be unreasanably <br /> withheld. <br /> All insurance policies and renewals shall be ecceptable to Lender �nd shall <br /> - include a standard mortgage clause. Lender shall have the right to hold the policies <br /> � 2 <br />. <br />
