Assignm�tt of R�tts; Appointment of Receiver; Lender in Poss�ion. As additional security hereunder, Borrower heneby assigns to Lender the rents of the Property, provided that Bmmwer shall, prior to acceleration under paragraph 17 hereof or abandonment of the Prope�ty, have the right to collect and retain such rents as they become due and payable. Upon acceleration under paragraph 17 hereof or abandonment of the Prope�ty, Lender, in person, by agent or by judicially appointed receiver shall be entitled to enter upon, take possession of and manage the Properiy and to collect fhe rents of the Properiy, including those past due. All rents collected by Lender or the �eceiver shall be applied first to payment of the cost� of management oT the Properly and collections of �enfs, including, but not limited to, receiver s fees, premiums on �eceiver's bonds and reasonable atinmeys� fees, and then to the sums secured by this Deed of Trus� Lenderand the receiver shall be liable to account only for those rents actually received. 20. Becomeyanc� Upon payment of all sums secured b,y this Deed of Trust, Lendershall requestTn�stee to recomey the Property and shall sumender this Deed of Trust and all notes evidencing indebtedness secured by this Deed of Tn�st to T�vstee. Ttustee shall reconvey the Properiy withoutwamanty andwithout cha�;e to the pe�son orpetsonc legally entided the�to. Such person orpeisons shall pay all costs of recondalion, if any. 21. Substitute Trustee I,ender, at I,ender s opfion, may fmm time to time nemove T�vstee and appoint a successor hvstee to any Trustee appointed hereunder 6,y an inshvment necorded in the counly in which this Deed of Tn�st is recoided.
