<br />TRUSTEE'S DEED
<br />This instrument, made this 18th day of January, 2012, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called
<br />"Grantor", pursuant to a power of sale contained in that certain Deed of Trust recorded on
<br />March 22, 2006 as Instrument No. 0200602459 in the office of the Register of Deeds of Hall
<br />County, Nebraska, and the Secretary of the Department of Housing and Urban
<br />Development, hereinafter called "Grantee".
<br />WHEREAS, on October 27, 2011, Grantor, executed a Notice of Default pursuant to
<br />which notice was given to Harley A. Feek a/k/a Harley Feek and Tina A. Feek a/k/a Tina
<br />Feek, husband and wife, Trustors, under that certain Deed of Trust recorded on March 22,
<br />2006 as Instrument No. 0200602459 in the office of the Register of Deeds of Hall County,
<br />Nebraska, covering that certain premises described as:
<br />Lot Twenty -Six (26), Westroads Estates Third Subdivision, Hall County,
<br />Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and
<br />setting forth the nature of such breach and of his election to sell or cause to be sold such
<br />property to satisfy the obligation. Said Notice of Default was filed for record in the Office of
<br />the Register of Deeds of Hall County, Nebraska, on October 28, 2011, as Instrument No.
<br />201108081.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on December 9, 2011, Grantor caused to be published
<br />in the Grand Island Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and
<br />stating that the described property would be sold at public auction to the highest bidder for
<br />cash or certified or cashier's check, at the lower level lobby of the Hall County Courthouse,
<br />1 st & Locust Street, Grand Island, Hall County, Nebraska at 2:00 p.m. on January 17, 2012.
<br />Publication of such notice was made for five consecutive weeks on December 9, 2011,
<br />December 16, 2011, December 23, 2011, December 30, 2011 and January 6, 2012, the last
<br />publication being at least ten (10) days but not more than thirty (3 0) days prior to the date of
<br />sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat.
<br />§76-1008.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor,
<br />did at the time and place mentioned in said Notice of Trustee's Sale, offer said property for
<br />sale at public auction, and did sell the same to CitiMortgage, Inc. for the sum of $117,922.01,
<br />it being the highest bidder therefor. CitiMortgage, Inc. has assigned all of its right, title and
<br />interest in such bid to Grantee.
