201203985 <br />If the power of sale is invoked, Trastee shall record a notice of default in each connty in which any <br />part of the Property is locat�i and shall mail copies of sach notice in the manner preacribed by <br />Applicable Law to Borrower and to the other persons prescribed by Applicable Law. After the time <br />reqnir�l by Applicable Law, Trastee shall give pnblic notice of sale to the persons and in the manner <br />prescribed by Applicable Law. Trastee, withont demand on Borrower, shall sell the Property at pnblic <br />anction to the lughest bidder at the time and place and nnder the terms designate,�l in the notice of sale <br />in one or more parcels and in any order Trastee determin�. Trustee may postpoae sale of all or any <br />parcel of the Property by pnblic annonncement at the time and place of any previonsly schednled sale. <br />Leader or its designee may purchase the Property at any sale. <br />Upon receipt of payment of tLe price bid, Trastee shall deliver to the pnrchaser Trastee's d�i <br />conveying the Property. The recitals in the Trastee's deed ahall be prima facie evideace of the trath of <br />the statements made therein. Trastee shall apply the proceeds of the sale in the following order: (a) to <br />all costs and ezpenaes of egercising the power of sale, and the sale, inclnding the payment of the <br />Trnstee's fces actaally incnrred and reasonable attorneys' fces as permitt� by Applicable Law; (b) to <br />all snma secured by this 5ecurity Instrament; and (c) any egcess to the peraon or persons legally <br />entitled to it <br />23. Reconveyance. Upon payment of all sums secured by this Security Instrument, Lender shall request <br />Trustee to reconvey the Property and sha11 surrender this Security Instrument and a11 notes evidencing debt <br />secured by this Security Instrument to Trustee. Trustee shall reconvey the Property without wazranty to the <br />person or persons legally entitled to it. Such person or persons sha11 pay any recordation costs. Lender may <br />charge such person or persons a fee for reconveying the Property, but only if the fee is paid to a third party <br />(such as the Tn�stee) for services rendered and the chazging of the fee is pernutted under Applicable Law. <br />24. Substltute Trustee. Lender, at its option, may from time to time remove Tnistee and appoint a successor <br />trustee to any Trustee appointed hereunder by an instrument recorded in the county in which this Security <br />Instrument is re,corded. Without conveyance of the Property, the successor ttustee sha11 succeed to all the <br />title, power and duties confened upon Trustee herein and by Applicable Law. <br />26. Request for Notices.
