<br />NOTICE OF DEFAULT
<br />The undersigned, Platte Valley State Bank & Trust Company, Trustee under a certain
<br />Deed of Trust dated November 5, 2010, wherein Donald L. Friesen and Lanette Mary Friesen,
<br />Husband and Wife, are the Trustors, which was filed of record in the office of the Register of
<br />Deeds of Hall County, Nebraska, on November 10, 2010, as Instrument No. 201008381, and
<br />contains as trust property the following-described real estate:
<br />Lot Seven (7), in Fractional Block Twenty Five (25), in Charles Wasmer's
<br />Addition to the City of Grand Island, Hall County, Nebraska, and its complement
<br />Lot Seven (7), Block Twenty Five (25), in Wieses Addition to the City of Grand
<br />Island, Hall County, Nebraska;
<br />which is commonly known as 1220 West Charles Street, Grand Island, Nebraska;
<br />together with all existing or subsequently erected or affixed buildings, improvements and
<br />fixtures; all easements, rights of way, and appurtenances; all water, water rights and ditch rights
<br />(including stock in utilities with ditch or irrigation rights); and all other rights, royalties, and
<br />profits relating to the real property, including without limitation all minerals, oil, gas, geothermal
<br />and similar matters, all of which was referred to in such Deed of Trust as the "Real Property";
<br />hereby gives notice of default of said Trustors for the reason that said Trustors have failed to
<br />make the payments of principal and interest due in respect to the Note secured by that Deed of
<br />Trust.
<br />By reason of such default, the undersigned Trustee hereby elects to sell or cause to be
<br />sold the above Real Property to satisfy the obligations of that certain Note dated November 5,
<br />2010, which Note was subsequently modified by Modification and/or Extension Agreements
<br />dated March 21, 2011, and October 5, 2011, owing from Trustors to the Beneficiary, Platte
<br />Valley Sta.te Bank & Trust Company, pursuant to the terms of the Trust Deed refened to above,
<br />which secures this obligation.
