<br />WHEREAS, the within-named Grantor is the Trustee under the terms of a certain Deed
<br />of Trust dated July 7, 2007, and filed for record in the Office of the Register of Deeds of Hall
<br />County, Nebraska, on July 19, 2007, as Instrument No. 201109422, wherein THE RETZLER
<br />GROUP DEVELOPMENT GROUP, LLC, a Nebraska limited liability company, was identified

<br />WHEREAS, said Trustee has, upon default of the Trustor of the obligations contained in
<br />such Deed of Trust, caused Notice of Default and Notice of Sale to be filed, given, and published
<br />as required by Chapter 76, Article 10, of the Nebraska Trust Deeds Act;
<br />WHEREAS, a public sale of the real estate hereinafter described was conducted on the
<br />date and at the time and place designated in the Notice of Sale; and
<br />WHEREAS, the within-named Grantee offered the highest bid at such public auction,
<br />NOW, THEREFORE, PLATTE VALLEY STATE BANK & TRUST COMPANY,
<br />Trustee under a certain Deed of Trust dated July 7, 20007, and filed for record in the Office of
<br />the Register of Deeds of Hall County, Nebraska, on July 19, 2007, as Instrument No. 201109422;
<br />herein called the Grantor, for and in consideration of the sum of Fifty-Five Thousand and No/100
<br />Dollars ($55,000.00) received from Grantee does hereby quitclaim, grant, bargain, sell, convey,
<br />and confirm unto ANSON INVESTMENT & DEVELOPMENT, L.L.C., a Nebraska limited
<br />liability company, herein called the Grantee, the following-described real estate in Ha11 Count�,
<br />Nebraska:
<br />The South Forty Four (44) feet of the West Seventeen and One Half (17 1/2)
<br />feet of Lot Three (3), and the South Forty Four (44) feet of Lot Four (4), and
<br />the North Eight (8) feet of the South Fifty Two (52) feet of the West Twenty
<br />Two (22) feet of said Lot Four (4), all in Block Sixty Six (66), in the Original
<br />Town, now City, of Grand Island, Hall County, Nebraska; more particularly
<br />described as follows: Commencing at the Southwest corner of Lot Four (4), in
<br />Block Sixty Six (66), in the Original Tovcm, now City, of Grand Island,
<br />Nebraska; thence in an Easterly direction along the South line of said Lot Four
<br />(4) and the South line of Lot. Three (3), in said Block Sixty Six (66), parallel
<br />with the North line of said Lot Four (4) and the North line of said Lot Three (3),
<br />a distance of Eighty Three and One Half (83 1/2) feet; thence in a Northerly
<br />direction parallel with the West line of said Lot Four (4), a distance of Forty

<br />and One Half (61 1/2) feet; thence in a Northerly direction, parallel with the
