/o <br />altered, placed or permitted to remain on any lot other than one detached modern <br />single family dwelling not to exceed two and one -half stories in height, and a private <br />garage for not more than three cars and a utility building to store yard equipment. <br />U. <br />No house or other building may be moved into or onto such premises. <br />M. <br />All buildings shall be at least forty feet back from the front lot line, and no <br />building or dwelling house shall be located near to any side lot line than ten feet. <br />IV. <br />No dwelling shall be built on any lot in this Addition of less than nine hundred <br />square feet of ground area enclosed in the structure exclusive of open porches, patios, <br />attached garages, storage space, or any other structure in use for dwelling purposes. <br />All buildings on the premises shall be of uniform type of construction and covering. <br />V. <br />No noxious or offensive trade or activity shall be carried on upon any lot nor <br />shall anything be done thereon which may be or become an annoyance or nuisance to <br />the neighborhood. That no swine, horses, cattle, sheep, chickens or other livestock <br />shall be kept on any lot in this Addition. <br />VI. <br />No trailer, basement, tent, shack, garage, barn, or other outbuilding erected <br />on any lot of this Addition shall at any time be used as a residence temporarily or <br />permanently nor shall any structure of a temporary character be used as a residence. <br />Vu. <br />That all installations of water systems and disposal systems must be approved <br />by a representative of the Nebraska Health Department. All construction shall be of <br />at least standards provided by the Building Code Department of the City of Graid Island, <br />Nebraska. <br />VIII. <br />If the parties hereto, or their heirs or assigns shall violate or attempt to <br />violate any of the covenants herein it shall be lawful for any other person or persons <br />owning lots in said Addition to prosecute any proceedings at law or in equity against <br />the person or persons violating or attempting to violate any such covenant and either <br />-2- <br />
