/o altered, placed or permitted to remain on any lot other than one detached modern single family dwelling not to exceed two and one -half stories in height, and a private garage for not more than three cars and a utility building to store yard equipment. U. No house or other building may be moved into or onto such premises. M. All buildings shall be at least forty feet back from the front lot line, and no building or dwelling house shall be located near to any side lot line than ten feet. IV. No dwelling shall be built on any lot in this Addition of less than nine hundred square feet of ground area enclosed in the structure exclusive of open porches, patios, attached garages, storage space, or any other structure in use for dwelling purposes. All buildings on the premises shall be of uniform type of construction and covering. V. No noxious or offensive trade or activity shall be carried on upon any lot nor shall anything be done thereon which may be or become an annoyance or nuisance to the neighborhood. That no swine, horses, cattle, sheep, chickens or other livestock shall be kept on any lot in this Addition. VI. No trailer, basement, tent, shack, garage, barn, or other outbuilding erected on any lot of this Addition shall at any time be used as a residence temporarily or permanently nor shall any structure of a temporary character be used as a residence. Vu. That all installations of water systems and disposal systems must be approved by a representative of the Nebraska Health Department. All construction shall be of at least standards provided by the Building Code Department of the City of Graid Island, Nebraska. VIII. If the parties hereto, or their heirs or assigns shall violate or attempt to violate any of the covenants herein it shall be lawful for any other person or persons owning lots in said Addition to prosecute any proceedings at law or in equity against the person or persons violating or attempting to violate any such covenant and either -2-
