CONTRACT AND AGREEMENT ✓✓ THIS AGREEMENT made and entered into this 11 day of �. 1960, by and between Wilmer Brown Hoge and Marguerite E. Hoge, husband and wife, of Birmingham, Wayne County, Michigan, each individually, in his and her own right and as spouse of the other, hereinafter designated and referred to as "Vendors" and Miller & Holmes, Inc., a Minnesota Corporation, with principal offices at 501 Lafayette Road, St. Paul, Minnesota, hereinafter designated and referred to as 'Purchaser'. WITNESSETH: That the Vendors for and in consideration of the price hereinafter specified and the covenants, promises and agreements on the part of the Purchaser herein contained and made, agrees to sell and convey to the Purchaser, subject to and upon each and all of the terms, conditions and provisions of this agreement, and the Purchaser in consideration of the promises of the Vendors herein contained, agrees to purchase from the Vendors the following described real estate, to -wit: The Southerly Eighty -eight (88) feet of Lot Eight (8) in Block Sixty -three (63) in the Origi- nal Town, now City of Grand Island, Nebraska, together with all appurtenances thereunto belonging and now thereon. The Purchaser agrees to pay to the Vendors, as joint tenants with the right of survivorship, the total sum of Thirty -five Thousand Dollars ($351000.00), together with interest as herein- after stipulated and set out, such sum to be paid to the Vendors, their assigns, or to the survivor of them, or to the heirs or assigns of the survivor of them, as follows: Seven Thousand Five Hundred Dollars ($7,500.00) cash in hand upon the signing of this Agreement, receipt of which sum is hereby acknowledged, the balance of Twenty -seven Thousand Five Hundred Dollars ($27,500.00) to be payable in monthly installments including interest at the rate of 6% per annum on the declining balance, such monthly payments to commence on the lst day of the second month following the date of
