<br />Hall CoLunty, Nebraska, hereinafter called "Sellers" and Austin E.
<br />:Davis, Wallace G. Davis, Eugene B. Davis, Kenneth 0. Davis, Arthur
<br />D. Davis, and George Davis, as tenants in common, of Hall County,
<br />Nebraska, hereinafter called "Purchasers ", WITNESSET :
<br />The sellers agree to sell and the purchasers agree to pur-
<br />chase certain premises situated in hall CouLy, •ebraska, and described
<br />as approximately 37 acres in the northeast quarter of the southeast
<br />quarter (!E =SE`) and 40 acres in the southeast quarter of the northeast
<br />quarter (SE4,TF11 and 50 acres in the north half of the northeast quar-
<br />ter ( NE4) (Less 30 acres, wore or less, in the northwest portion
<br />thereof), all in Section Twenty-four (24), Township Eleven (11), < ortl;,
<br />Range 2J.ne (9), West of the 6th P. 1 %.I., subject, however, to any drive-
<br />ways, and containing 126.58 acres, more or less.
<br />Included in the sale and as a part of the premises are all
<br />of the improvements, such as the house, barn, chicken mouse, brooder
<br />douse, corn crib, two machine sheds and a combination machine sued
<br />and grainery and the irrigation well and pump. dot included' are any
<br />improve;l'ents owned by the tenant in possession.
<br />The purchasers agree to pay as consideration for said pre-
<br />mises with improvements the aggregate sum of Thirty -one thousand, six
<br />hundred forty -five and no/100 Dollars (�31,645.00) in installments as
<br />follows: Three thousand and no/100 Dollars ($3,000.00) upon the exe-
<br />cution of this agreement paid to Dickey and Lautenschlager, of Grand
<br />Island, vebraska, and Six thousand and no/100 Dollars (:� ?6,000.00) on
<br />or before March 1, 1957, and at which time and upon payment of which
<br />the purchasers shall be entitled to landlord's possession, subject to
<br />the rights of the present tenant. The balance of Twenty-two thousand,
<br />six hundred forty -five and no/100 Dollars (w22,645.00) shall draw in-
<br />terest at the rate of 5 per cent per annum, from March 1, 1957, pay-
<br />able semi - annually; the first interest payment to be on the first day
<br />of September, 1957, and thereafter, on the first day of March and
<br />September of each year on decreasing principal balances. Purchasers
<br />agree to pay an additional sum of Four Hundred Eighty -five and no/100
<br />Dollars 0;485.00) on September 1, 1957, on the ,purchase price and
<br />commencing with the year 1958 to pay a minimum of Five Hundred and
<br />1-10/100 Dollars (.'500.00) on the first day of march and September of
<br />each year, with the further privilege of making additional paymei s on
<br />principal on any of said installment dates, but not to exceed,an aggre-

<br />balance then remaining on the purchase price together with interest to

<br />sellers and placed in escrow as hereinafter provided.
<br />It is understood by all parties that the premises are now occupied
<br />and leased by a tenant under a written lease, which will terminate
<br />February 28,.1957. ihe.premises are to be delivered to purchasers in
<br />substantially tYie same condition in which they now are, subject to re-
