If any.owner._of any lot,,. or their heirs or assigns, <br />shall violate or attempt to "violate any of the covenants, re- <br />strictions and conditions herein set forth, it shall be lawful <br />for any other person or persons owning any real estate in said <br />Addition to prosecute.such proceedings at law_or inequity, <br />against the person or persons violating or attempting to <br />violate any such covenants, etc., and to prevent him from so <br />doing or to recover damages for such violations. <br />(15) If any of the covenants, restrictions or conditions <br />herein set forth are violated and declared void by a court <br />of .competent jurisdiction, the remaining covenants, restric- <br />tions or conditions shall not be affected but shall stay and <br />remain in full force and effect. <br />(16) This agreement and the.faithful performance of the <br />terms thereof shall be binding upon heirs, administrators, <br />executors, assigns, grantees and devisees of the parties to <br />this contract, and upon the purchaser or purchasers of any <br />lot or lots in said «Farmington Second Subdivision.
