The Purchasers agree <br />now on the promises and being <br />as good condition as they are <br />able wear and tear exceptedo <br />to maintain the buildings and improvements <br />there at the time possession is taken in <br />at the time possession is taken, reason- <br />Acceptance of a deed upon final payment of all payments due <br />hereunder by the Purchasers shall be deemed to be in full performance <br />and. discharge of the contract.
