10. The PARTNERS agree not to assign this Lease or Contract <br />without first securing written approval from the Trustees. It <br />further being understood that consent shall not be withheld unrea- <br />sonably if the contemplated assignee is financially and morally <br />responsible. <br />11. If the PARTNERS are in default in any of the provisions <br />herein set forth,the OWNERS reserve the right to cancel this Lease <br />and Contract with the further provision that before the OWNERS can <br />so act, they shall give the PARTNERS ten (10) days notice in writing <br />by certified mail setting forth the alleged defaults. <br />12. The PARTNERS shall have the option to renew this Lease <br />and Contract for another five (5) year period providing they give <br />the OWNERS six (6) months notice in writing, prior to the expiration <br />date,of their intention to exercise the option. <br />13. Harry Diekman, as husband of Evelyn Diekman; Nola Stelk, <br />as wife of Elmer D. Stelk; and Robert C.
