i CONTRACT FOR SALE OF REAL ESTATE These Articles of Agreement, made this r_ day of 1959, between Walter M. Cummings and Ruth E. Cummings, husband and wife, each in his and her own right and as spouse of the other, hereinafter referred to as First Parties, and Boss Hotels Company, a corporation, hereinafter referred to as Second Party, as follows: That, if the Second Party shall first make the payments and perform the covenants hereinafter - mentioned on its part to be' made and performed, First Parties hereby covenant and agree to convey, in fee simple free and clear of all encumbrances whatever, by good and sufficient Warranty Deed accompanied by Abstract of Title showing merchantable title in the First Parties, the following - described real property: The North One -Half (NZ) of Lots Five (5) and Six (6), and all of Lot Seven (7), Block Seventy -Nine (79), of the Original Town, now City of Grand Island, in Hall County, Nebraska, under the following terms and conditions: I. The Second Party hereby covenants and agrees to pay to the First Parties the sum of One Hundred Twenty -Five Thousand Dollars ($125, 000. 00), of which the sum of Five Thousand Dollars ($5, 000. 00) has been paid, the receipt whereof the First Parties acknowledge, and an additional payment of Twenty Thousand Dollars ($20, 000. 00) on March 1, 1960, and the remainder of One Hundred Thousand Dollars ($100, 000.00), in monthly installments, beginning April 1, 1960, such payments to be computed over a period of one hundred eighty (180) months at 6% interest, on a monthly- reduction basis, until the whole of said sum of One Hundred Thousand Dollars ($100, 000.00) shall have been paid. Attached hereto, at Exhibit "A, " is a schedule of direct reduction loan showing the monthly payments and the allocation of such payments to principal and interest, which Exhibit "A" is ,made a part of this Contract.
