for two (2) years an accurate record of the sales in the demised premises, <br />which record, as well as all other accounts, books and papers referring to <br />such sales, shall be available and open to inspection of the Lessor, or its <br />duly authorized representatives, as provided herein. The Lessor agrees to <br />treat all such records and reports as confidential. <br />S. Lessor covenants that Lessor is the sole asnter in fee simple of <br />the premises hereby demised, has good and marketable title thereto, and has <br />full right to lease the demised promises for the term aforesaid and for the <br />term of all extensions permitted to the Lessee hereunder, and that lessee <br />may peaceably and quietly have, hold and enjoy the said premises for the sai <br />term and all extensions thereof, and as against Lessor, its successors and <br />assigns, subject to the terms -and covenants contained in this agreement. <br />6. Lessor further grant$ to Lessee, at,Lessee's_ option, the privilege <br />of one successive extension of this lease, such extension to be for a period <br />of five years. The extension privilege herein granted shall be exercised <br />by Lessee giving written notice of its desire to so extend at least six (6) <br />months prior to the date this lease or any extension thereof would otherwise <br />expire. <br />7. Losses will not assign this lease, nor let or under -let the whole <br />or any part of the leased premises without the consent of Lessor, except <br />that it may let or under let the whole or any part of said premises for any <br />purpose which shall not be extra - hazardous; provided, however, that.Lesa*e <br />
