Of title showing them to be the owners of a good, marketable <br />title to said premises on the date of this agreement free <br />and clear of all liens, taxes and encumbrances. <br />4. It is agreed that second parties shall have <br />possession of said premises on or before December l,'1959 <br />and that the 1959 real estate taxes shall be prorated and <br />eleven- twelfths (11/12) of the same paid by the first parties <br />and one - twelfth (1/12) thereof paid by second parties. <br />5. Second parties agree to pay the 1960 and all <br />subsequent real estate taxes and special assessments levied <br />against said property and to keep said premises free and clear <br />of all liens, taxes and encumbrances and to keep fire and ex- <br />tended coverage insurance on said property in at least the <br />sum of $4,000.00 and to deposit said policy with first parties. <br />6. First parties agree to execute this date a <br />warranty deed conveying the above described premises to second <br />parties as ,joint tenants, not tenants in cow=n, with the right <br />of survivorship and to hold said deed and abstract of titleto <br />said promises and to deliver the same to second parties or <br />the survivor of them upon the completion Of all payments due <br />under this contract and upon the performance of all the terms <br />and conditions hereof. <br />7. It is understood and agreed that second parties <br />are purchasing this property as joint tenants with the right <br />of survivorship and in the event of the death of either of <br />them, the survivor shall be entitled to delivery of a warranty <br />deed and abstract of title uP*n payment Of any balance due <br />
