The charges of the escrow agent for its <br />services shall be laid by the Sellers. <br />The Sellers have agreed to pay- all real estate taxes for <br />the year :,nd prior years and in the event of failure of Sellers <br />to pay such taxes when due, Purchasers shall have the option of paying <br />the same and taking credit therefor on tine payments due on the purchase <br />price. The Purchasers have agreed to pay all real estate -taxes <br />coira:encing wrath the year 1958 and thereafter and in the event of <br />fail-are of Purchasers to pay such real estate taxes before they become <br />delinquent and while this contract is still effective, the Sellers <br />may, at their option, pay such taxes and the same shall be an additional <br />obligation under this contract,together with interest thereon at the <br />same rate then in effect chargeable by the state on delinquent taxes. <br />In the event of default by the Purchasers in the payment of any in- <br />stallment of principal or interest.or failure to pay taxes before <br />the same become delinquent and shall continue to be in default in <br />the payment of such delinquencies for a period of 60 days after demand <br />has been made, that the same be paid, such demand to be made by <br />Sellers, or any of them, upon the Purchasers, or either ist• them, by <br />registered -sail, addressed to their lase known address, the Sellers <br />shall be entitled to terminate this contract and shall be entitled to <br />have the deed and abstract redelivered to them by the escrow agent <br />without further liability on the part of the escrow agent to the <br />Purchasers and the Purchasers further agree to immediately vacate and <br />surrender possession of the premises to the Sellers. In that event <br />the Sellers shall be entitled to retain all payments made hereunder <br />by the Purchasers as liquidated damages. <br />In the event of full compliance of the terms and conditions <br />of this agreement required on the part of the Purchasers, the premises <br />_2_ <br />
