(3) To insure and keep insured in at least the sum of $9, 000. 00 against <br />loss or damage by fire, windstorm, hail. and other hazards as provided in <br />policies with extended coverages, during the life of this agreement, the buildings <br />now or hereafter erected upon the said premises. with companies satisfactory <br />to the vendors, with loss, if any, payable to the vendors as their interest may - <br />appear, and to deposit the policy or policies with the vendors. <br />III. <br />Provided, however, and this agreement is upon the exp, ess condition that, <br />if default shall be made in the payment of the said several sums or any of them, <br />or any part thereof, or in the performance or observance of any of the covenants <br />herein contained on the part of the purchasers. then the whole of the said princi- <br />pal sum, with accrued interest thereon, shall at the election of the vendors become <br />immediately due and payable, and the vendors shall have the right to terminate <br />this agreement by giving to the purchasers thirty- (30) days' written notice of such <br />termination, time beirLg of the essence of this agreement; and, in the event of <br />such termination; a.1 payments made by the purchasers hereunder shall be <br />retained by the vendors as liquidated damages for the breach of this agreement <br />by the purchasers. and the vendors shalt have the right to re -enter and take <br />possession of the said premises with all the buildings and improvements them <br />thereon, it being agreed that until s ch default the purchasers shall have <br />possession of the said premises. <br />(1) Vendors agree to furnish, within a reasonable time, an abstract of <br />title to the premises, showing merchantable title in the vendors. <br />IV. <br />All the covenants and agreements herein contained shall inure to tile <br />benefit of and bind the respective heirs, personal representatives, and assigns <br />of the parties hereto. <br />i9 <br />IN WITNESS WHEREOF, the parties hereto have set their hands this <br />day of May, 19 59 . <br />VENDORS <br />PURCHASERS <br />STATE OF NEBRASKA) <br />) ss <br />HALL COUNTY ) <br />On this / g day of May, 1959, personally appeared Ernest J.
