79 Z1_ <br />(3) of Block Six (6), and on corner lots all buildings shall be <br />at least five (5) feet back from the side street lines. Any detached <br />(arage or separate secondary structure shall be m t less than sixty <br />60) feet back from the front lot line and on the corner lots shall <br />be not less than five (5) feet from said side street line. No <br />buildings shall beoonstructed closer than twenty (20) feet to the lot <br />line if adjacent lot is under different ownership. <br />(k) No building or dwelling house shall be moved into said <br />subdivision and placed upon the lot. No trailer, tent, garage, shack <br />or other unsightly out - buildings shall be used in said subdivision as <br />a dwelling at any time, nor shall any structure of a temporary <br />character be used as a residence. This restriction shall not prevent <br />the builder from using a builder's shack temporarily during construc- <br />tion of any dwelling or secondary structure, during the course of <br />construction. <br />(5) The ground floor area of the main structure exiusive of <br />open porches and garages shall be not less than One Thousand Five <br />Hundred (1,500) square feet for a one story dwelling for all lots in <br />the subdivision, except, for Lots One (1), Two (2) and Three (3) of <br />Block Six. (6), on which lot the ground floor area of the main structure <br />exclusive of open porches and garages shall be not less than One <br />Thousand (1,000) square feet, and, excepting further, the ground floor <br />area of the main structure exclusive of open porches and garages for <br />a one and one -half or two story main structure shall be not less <br />than One Thousand (1,000) square feet. <br />(6) No sod, earth, sand, gravel or trees shall be removed <br />to the injury of the value of or appearance of any lots and no unused <br />building material, junk or rubbish shall be left exposed on said <br />lot except during actual building operations. <br />(7) No worn out or discarded automobiles, machinery or parts <br />thereof shall be stored on any lot in the subdivision and no portion <br />thereof shall be used for automobiles, junk piles or the storage of <br />any kind of junk or waste material. <br />(8) No horse, cow, hog, goat, sheep, or similar animal shall <br />be kept or maintained on said property or any portion thereof, nor <br />shall any chicken, duck, or any other yard for fowl be maintained <br />thereon. Normal household pets such as dogs, cats and other similar <br />pets, are acceptable and not included in this restriction. <br />(9) Certain easements are established for installation and <br />maintenance of utilities, said easements being clearly marked on the <br />recorded plat of said subdivision. <br />(10) All public sidewalks shall be curb sidewalks; and the <br />acceptance of a deed of conveyance by any purchaser or purchasers <br />of anylot or lots shall be and amount to and be construed as consent <br />thereto, and approval of such curb sidewalks. <br />(11) These covenants, restrictions and conditions are to run <br />with the land and shall be binding on all persons and all parties <br />claiming ownership of said lots, until January 1, 1975, at which time <br />said covenants, restrictions and conditions shall be automatically <br />extended for successive periods of ten (10) years, unless changed or <br />modified by a vote of the majority of the then owners of the lots of <br />said sub - division. <br />(12) No billboards, signboards (except suitable signs for <br />sale of any lot), or unsightly objects of any kind shall be maintained <br />on any of said lots in said subdivision. <br />(13) When a sewer line is laid in any street on which any of <br />the lots abut, it shall be incumbent upon the owner of any and all lots <br />-2- <br />
