(4) No building or dwelling house shall be moved into said : <br />Addition and placed upon a lot. No trailer, tent, garage,shack <br />or other unsightly out - building shall be used in said Addition as <br />a dwelling at any time, nor shall any structure of a temporary <br />character be used as a residence. <br />(5) The ground floor area of the main structure of said one- <br />story dwelling houses, exclusive of open porches, patios and gar- <br />ages, whether attached or unattached, shall not be less than twelve <br />„ hundred (1200) square feet. <br />(6) No sod, earth, sand, gravel or trees shall be removed to <br />the injury of the value of or appearance of any lot, and no unused <br />building material, junk or rubbish shall be left exposed on any lot <br />except during actual building operations. <br />(7) No worn out or discarded automobiles, machinery or parts <br />thereof shall be stored on any lot in the Addition and no portion <br />thereof shall be used for automobiles, junk piles, or the storage of <br />any kind of junk or waste material. <br />(8) Certain easements are established for installation and <br />maintenance of utilities, said easements being clearly marked on the <br />recorded plat of said Subdivision, the same involvin the rear six <br />(6) feet of each lot for a total width of twelve (12? feet. <br />(9) All public sidewalks shall be curb sidewalks; and the ac- <br />ceptance of a deed of conveyance by any purchaser or purchasers of <br />any lot or lots shall be and amount to and be construed as consent <br />thereto, and approval of such curb sidewalks. <br />(10) Lots may be subdivided for the purpose of creating single <br />building areas with larger frontages than shown for lots on the re- <br />corded plat of said subdivision, but single building areas as a re- <br />sult of such subdivision of lot or lots shall not be less than One <br />Hundred Twenty -five (125) feet frontage, Lot Eight (8) only excepted. -" <br />(1.1) No hedges shall be placed upon boundary lines which are <br />closer than forty (40) feet to the front of said lot, and hedges <br />shall not be permitted to be more than four (4) feet in height. Or- <br />namental wood fences shall be permitted at any place on the boundary <br />lines including the front, but shall not exceed five (5) feet in <br />height. <br />(12) All construction and building shall be so performed that <br />it will comply with requirements of the building codes and ordinances <br />of the City of Grand Island, Nebraska, <br />(13) These covenants, restrictions and conditions are to run <br />with the land and shall be binding on all persons and all parties <br />claiming ownership of said lots, until January 1;`1975, at which <br />time said covenants, etc., shall be automatically extended for suc- <br />cessive periods of ten (10) years, unless changed or modified by`a <br />vote of a majority of the then owners of the lots of said Addition. <br />
