213— AGREEMENT —Sale of Real Estate Short form (Revised) The Huffman General Supply House, Lincoln, Nebr.
<br />Seller will furnish the buyer, or assigns, a warranty deed and a good and sufficient abstract of title, showing a mer-
<br />chantable title of record to the premises herein described in the seller, on or before February 10 19 59 ,
<br />and u4l carry fire and tornado insurance on said buildings for & - - - -, payable in case of loss to seller, and
<br />pay all taa•es for the year 1958 and all lawful special assessment installments against said real estate due prior
<br />to possession , and if there is a mortgage on said property, pay interest thereon up to possession
<br />Give possession by February 1, Ig 59 . It is mutually agreed that time is an essential element in this
<br />contract. It is further agreed that in case either of the parties hereto shall fail to perform the stipulations of this
<br />contract, or any part of the same, the failing early shall pay to the other party the sum of Five Hundred

<br />as liquidated damages for non - fulfillment of contract.
