AGREEMENT FOR SALE OF REAL PROPERTY <br />This agreement is entered into between Lena Stueben , a widowX <br />of (rand Tsland, Nebraska, each in his and her own right and as spouse of the other and as the VENDORS, <br />and, rjane E, Shriner of Grand Island, Nehraskn as PURCHASERS <br />The vendors sell, and the purchasers agree to buy Lot Eight (8), of Hawthorne Place, being a <br />subdivision of part of the NWT, of Section 22, Township 11 North, Range 9, West of the <br />6th P. M., together with Coldspot refrigerator, circulating gas heater, table and 4 chairs, <br />studio couch, rocking chair, dresser, washing machine, corner cupblard and cabinet, TV <br />antenna, bed, springs and mattress, floor coverings, throw rugs, garbage pail and {harden <br />hose in basement apartment, circulating heater upstairs. <br />in Hall County and the State of Nebraska, together with all appurtenances thereunto belonging and now thereon except <br />4,' �x �fra���i��xsr�jtai�x_ mQ; E�{ d�Jx�x�x�x�xacx�x�x�x�xx :xxx�cxx�c�xxx�x� – <br />and subject to any building restrictions or easements of record against such real property on the date of this agreement. <br />The purchasers agree to pay for such real property the aggregate sum of Thirty –five Hundred and <br />na /1 O – – – – – – – – – – – – – – – – – – – – – – – – – Dollars ($- 3_rL0C.L1U_ ) <br />payable as follows: $ 30(1.0)0 receipt of which is hereby acknowledged; $ 800.00 on or before 207th <br />luly� 1958, and, the balance of $ 21,00-nn interest at the rate of six — per cent <br />(— — %) per annum, to be paid at the office of B. F. Douthit in the First National Bank Building in Grand Island, Ne- <br />braska, or at such other place as the vendors may hereafter designate in writing, in monthly installments of Fifty <br />and no/100 – Dollars ($ 50.00 ) commencing____A11Q1st. 20, 1958 , and on the 207th <br />day of each month thereafter until such balance of purchase price and the interest thereon shall be paid in full. <br />It is understood and agreed that the above $50.00 monthly, payment shall first be applied <br />to accrued interest due and the balance of each payment to be credited upon the principal <br />remaining unpaid. <br />It is also understood and agreed that the purchaser is to receive credit off the purchase <br />price for a prorata portion of the 1958 real estate tax to July 20, 1958 using the amcurit <br />of the 1957 real. estate tax as a basis of calculation. <br />The purchasers shall have the privilege, on any installment payment date hereunder, of paying the unpaid balance of such <br />purchase price and interest thereon to the date of such payment, and advances, if any, made by vendors for taxes or insur- <br />ance with interest thereon to date of such payment. - <br />It is expressly stipulated and agreed that the vendors will submit herewith to the purchasers an abstract of title certi- <br />fied to date and that the purchaser shall inform the vendors within ten days from the date of this contract as to the opinion <br />of the attorney for the purchasers regarding the merchantability of the title of the vendors to such real property as shown <br />by such abstract of title. <br />Vendors agree upon payment of the full purchase price, interest, and advances, if any, for taxes or insurance, that the <br />vendors will again have such abstract of title certified to that date to show merchantable title to such real property in the <br />vendors free of any encumbrances and liens incurred by vendors but subject to building restrictions and easements of record <br />on the date that this contract is entered into and further subject to all encumbrances and liens incurred by or permitted <br />thereon by purchasers. <br />The vendors further agree upon the execution of this agreement by the parties hereto to place IN ESCROW with such <br />B. F. Douthit, together with a copy of this contract, a warranty deed conveying such real property to purchasers, free and <br />clear of encumbrances except the 1958 and subsequent real property taxes and any building restrictions and easements <br />of record to date of this agreement and further subject to any encumbrances and liens incurred by or permitted thereon by <br />purchasers, and the vendors herein hereby authorize such escrow agent to deliver such warranty deed to the purchasers up- <br />on payment by the purchasers in full of the purchase price, interest, and advances, if any, by vendors for taxes or insurance, <br />with interest. <br />The vendors agree to pay for the required Federal documentary stamps when the deed is delivered and authorize the <br />escrow agent to pay for such documentary stamps out of any monies of vendors in his hands. <br />IT IS FURTHER AGREED that purchasers shall be given possession of such real property on July 20, 1958 <br />provided, however, payment of the total sum of $ 1100.00 as herein provided for has <br />been made by the purchasers. <br />
