Purchaser may enter upon the unimproved portion of the premises <br />immediately solely for the purpose of 'erecting other improvements but ' <br />agrees to hold sellers harmless by reason threof and if purchaser <br />defaults and sellers reposses, these improvements shall remain ..on the <br />premises as a part thereof. <br />In the event sellers shall be unable to give title or to <br />make conveyance as above stipulated, any payments made under this <br />agreement shall be refunded and all other obligations of either <br />party hereto to the other shall cease and the abstract, deed and <br />insurance policies shall be returned to the sellers, but the <br />acceptance of the deed by the purchaser or grantees named therein <br />shall be deemed in full performance and discharge of this agreement. <br />The Purchaser shall not have the privilege of paying any additional <br />amountson principal except by the consent of the sellers in writing. <br />V <br />IN WITNESS WHEREOF,the said parties have hereunto set their <br />hands and seals to this instrument, executed in three counter- parts, <br />on the day and year first above written.
