(f). The Landlord .shall at all times indemnify, defend, and hold <br />the Tenant harmless against all actions, claims, demands, costs, damages, <br />penalties, or expense of any kind which may be brought or made against the <br />Tenant, or which the Tenant may pay or incur, by reason.of any work on the <br />leased premises which may at any time be performed by or at the direction <br />of the Landlord. <br />18. Within fifteen (15) days after the receipt of the co-- tnlctely execut- <br />ed lease by the Landlord, the Landlord shall provide a zone for loading and <br />unloading satisfactory to the Tenant to be located to the south of the gar- <br />age entrance on the west side of the lea:;ed premises. The Landlord shall pay <br />for all expenses incurred in providing such a zone,including,but not limited <br />to fees, taxes, and the cost of removal o_y' the two existing parking meters. <br />19 (a). The Landlord agrees that he will promptly begin the following work <br />on the leased premLses after written notice to do so from the Tenant at any <br />time during the term or any extension thereof: <br />1. Cut an additional opening it the wall at a location and of <br />a size to be determined by the Tenant. The opening shall be <br />ec;.aipped with an overhead drive -in door satisfactory to the <br />Tenant. <br />2. hake a curb -out and install a concrete dri7eway from t:le <br />street to the drive -in door specified in 19(a) to the satis- <br />faction of.the Tenant. <br />(b). The work to be performed by the Landlord in this section shall be <br />completed reasonably promptly after commencement. Such :aork shall be done in <br />a good and workmanlike manner, with `;ood materials and with a minimum of in- <br />terference with Tenant's business. The Landlord indemnifies and holds the <br />Tenant harmless against all costs, expenses, claims, demands, and actions <br />which may arise out of the work specified in this section. <br />(c). The work specified in this section shall be completed at a cost <br />not to exceed One Thousand Dollars ($1,000.00). <br />
