The Landlord shall furnish a heating system capable of <br />maintaining efficiently and economically at all times during the term <br />or any extension thereof a temperature of seventy (70) degrees Fahrenheit <br />throughout the leased premises. If heat is furnished from a central system, <br />no separate system need be installed unless such service is discontinued <br />for any reason, in which event the Landlord, at its expense shall install <br />a heating system which complies with the foregoing requirements. <br />16. The Tenant shall pay f or all fuel, water, and electricity required <br />and used by it on the leased premises. <br />17(a). Within fifteen (15) days after the receipt of the full executed <br />lease by the Landlord, the Landlord shall deliver exclusive possession of the <br />leased premises to the Tenant and co:plete the following work at the Landlord's <br />sole expense to the satisfaction of the Tenant: <br />1. Tuckpoint brick where necessary. <br />2. Replace all deteriorated door frames. <br />3. Remove all debris or rubbish and clean the interior <br />of premises. <br />4. Put the elevator in good, safe, and efficient operating <br />order. <br />(b). Within fifteen (15) days after the receipt of the fully executed <br />lease the Landlord, at its sole expense shall do the following work to the <br />leased premises according to the specifications of the Tenant: <br />1. Paint entire interior with one coat of paint. <br />2. Provide and install new wiring and additional electrical <br />outlets at a cost not to exceed $P'200.00. <br />(c). All work required to be performed by the Landlord pursuant to <br />this Section 17 shall be performed in a good and workmanlike manner, with good <br />materials. At the completion of such work the leased premises shall be left <br />in a safe, clean, tenantable condition and 1n. good order and repair. <br />(d). The Landlord shall do all work required by tH-s Section 21 in <br />conformity with all applicable construction and building codes, and with <br />every applicable requirement of law or duly constituted authority, or of any <br />Board of Underwriters, rating bureau, carriers of insurance on the premises <br />and on the work specified in this Section. <br />(e).'The Tenant may inspect the work from time to time in order to <br />assure itself that it is being carried on in accordance with the require- <br />ments of this Section_ 17; provided, however, that the failure of the Tenant <br />to inspect such work shall not be considered a waiver of any right accruing <br />to the `. Tenant upon any default of the Landlord to perform the work in accord- <br />ance with this Section 17. Should the Landlord fail to pursue or complete <br />such work, as herein provided, the Tenant, in any, each or all of such event, <br />may without prejudice to the exercise of any other remedy the Tenant may <br />have, at its election, either (a) extend further time to the Landlord within <br />which to properly complete such work, or (b) cancel this lease and be relieved <br />of all further liability hereunder, or (c) complete or correct the work, as <br />the case may be, and deduct the cost of so doing with interest at the rate of <br />six per cent (6,Z") per annum, calculated from the date of expenditure by the <br />Tenant, on the balance from time to time undeducted, from any rents payable <br />under this lease; provided, however, that at the expiration of any extended <br />period or periods, the Tenant shall have the same rights of extension, can- <br />cellation or deduction. Pending; final determination of the validity and amount <br />of any claim of the Tenant under this Section 17, the Tenant may, without pen- <br />alty or default, withhold from rent the amount claimed by it. <br />
