to ten - twelfths (10/12) of <br />the 1958 real property tax and sub - <br />agree pay <br />sequent taxes and assessments that may accrue or be levied on such real <br />property; to keep the buildings on such real property insured against loss <br />by fire or tornado for not less than <br />$ , upon the expiration <br />of the existing policy of insurance <br />thereon, and loss, if any, payable to <br />the Vendors and Purchasers as their <br />interests may appear; at their own <br />costs and expenses to maintain and keep the buildings on the premises in <br />good repair, ordinary wear and tear, <br />excepted, and to keep such premises <br />g <br />free from lien or liens for the costs of any such repair or maintenance, <br />provided, the Purchasers shall have <br />no authority or power to obligate or <br />bincz the Vendors, or their interest <br />in such premises for the costs of such <br />repair or maintenance. The Vendors <br />agree to have the existing fire anu <br />tornado insurance contract endorsed <br />to provide that loss, if any,pGyaDle to the <br />Vendors and Purchasers as their interests may appear. <br />It is further agreed between the Vendors and the Purchasers that if - <br />the Purchasers shall neglect or fail to pay any of the installments of <br />principal , or interest, or taxes, assessments, or insurance pramiums, <br />when due or fail to keep and perform any of ti-.e other terms and conditions <br />of this agreement on Purchasers' part to be kept and performed, as herein <br />provided, then in such case the Vendors, at the Vendors' option, may declare <br />payable forthwith and recover the same <br />the entire amount or amounts due and <br />from Purchasers through and by any and all remedies which the Vendors may <br />have at law <br />The Vendors covenant and agree to give the Purchasers possession <br />on March 1, 1958, subject to the occupancy by the tenants now occupying <br />such premises and to account for and pay over to the Purchasers any <br />rentals received in advance from tenants for the month of Larch, 1958, <br />and thereafter; and, to notify the tenants to pay March, 1958, and sub- <br />sequent rents to the Purchasers. <br />The Vendors further warrant thats they have MERCHANTABLE TITLE to <br />such premises; the premises are free from encumbrances and are not sub - <br />jec.t to any lien or liens for materials furnished thereto; or labor per <br />forme.{ thereon within four months last past; and, 'no materials o:: labor <br />have been contracted for with respect to such premises. <br />The Vendors furhter agree upon payment in full, of the purchase <br />price and interest and advances, if any, for taxes or insurance premiums, <br />that Vendors submit to the Purchasers an Abstract of Title showing <br />
