The purchasers further covenant and agree: to annually pay, all taxes and assessments that may accrue or be levied on <br />such real property, and all other taxes and levies and assessments levied upon this contract or the interest of the vendors <br />therein, as they become due and before they become delinquent including 19 -5-7— real property taxes; to keep the buildings <br />on such real property insured against loss by fire and extended coverage for the sum of $6S�p.00 _t loss, if any, pay- <br />able to the parties hereto as their interest may appear; that if the purchasers shall fail to pay such taxes or assessments or <br />procure such insurance, the vendors may pay such taxes or assessments or procure such insurance and the sum or sums so <br />advanced, with interest at eight per cent (8 %) per annum shall be paid to vendors and this contract shall secure the pay- <br />ment of the same. <br />It is further agreed and covenanted by the purchasers with the vendors that: Time is the essence of this contract; if <br />purchasers shall neglect or fail to pay any of the said monthly installments, or any part thereof, or taxes, assessments, or <br />insurance premiums, when due, or fail to keep and perform any of the other terms and conditions of this agreement on pur- <br />chasers' part to be kept and performed, as herein provided, time being the essence of this contract, then and in such case, <br />the vendors, at the vendors' option may cancel this contract and without notice, and in the event of the exercise of this option <br />by vendors and payments made in accordance with this contract shall be forfeited by purchasers and retained by the ven- <br />dors as the reasonable compensation to the vendors for the failure of the contract and the use by purchasers of such real <br />property. <br />It is further agreed that in case purchasers default in payment of any installment payment of taxes or assessments or to <br />provide fire and tornado and extended coverage insurance or fail to perform any of the covenants of this contract, vendors <br />may at vendors' option declare the entire amount or amounts due and payable forthwith and recover same from purchas- <br />er(s) through and by any and all remedies which vendors may have at law or in equity. <br />It is further agreed that the rights and remedies of vendors under the contract shall be cumulative and no right or <br />remedy hereunder shall be exclusive of any other right or remedy as provided for in this contract, or otherwise provided by <br />law. <br />I, Edith M_ Srii'th as the married woman, purchaser herein, do hereby state and represent <br />to the vendors and I understand that this agreement is entered into by me upon the faith and credit of my separate prop- <br />erty and estate with the intention to charge my separate property and estate and all future property and estate for the pay. <br />ment thereof. <br />IN TESTIMONY WHEREOF, the parties have hereunto subscribed their names this 22nd day of <br />Aug3jgt _19-57— <br />-STATE OF NEBRASKA <br />COUNTY OF Ra1 I I SS. <br />On this 22nd day of A ugust , A.D., 19"_, before me the undersigned, <br />F.
