AGREEMENT FOR SALE OF REAL PROPERTY <br />This agreement is entered into between Ralph Henry Bady and Frieda Bady <br />of Grnnd IsInnci, Nebraska , each in his and her own right and as spouse of the other and as the VENDORS, <br />and, Vigil L Ballard piafl Grace h Ballard as PURCHASERS <br />The vendors sell, and the purchasers agree to buy all that part of Lot Seven (7) in Norwood. Subdivisi <br />an Addition to the City of Grend Island in hall County, Nebraska, as now platted, more <br />paeticularly described as follows: Commencing at the northeast corner of said Lot 7 in <br />Norwood Subdivision, running thence west along and upon the north line of said Lot 7 a <br />distance of 151.05 feet, running thence south a distance cf 280.35 feet to the south <br />boundary lane of said Lot 7, running thence east along and upon the south boundary line <br />of said Lot 7 a distance of 152.7 feet to the east boundary- line of said Lot 7, running <br />thence north along and upon the east boundary line of said Lot 7 to the plant of beginni <br />in Hall County and the State of Nebraska, together with all appurtenances thereuntq` belonging and now thereon except <br />and subject to any building restrictions or easements of record against such real property on the date of this agreement. <br />The purchasers agree to pay for such real property the aggregate sum of Thirty -two Hundred and no/100 - <br />---- - - - - -- - - - - -- -- - <br />-- - - - - -- Dollars($ 3200.00 ) <br />payable as follows: $ L00-00 00 , receipt of which is hereby acknowledged; $ on or before <br />and, the balance of $ 2800 00 with interest at the rate of s! x per cent <br />( 6' %) per annum, to be paid at the office of B. F. Douthit in the First National Bank Building in Grand Island, Ne- <br />braska, or at such other place as the vendors may hereafter designate in writing, in monthly installments of Forty <br />and no/100 - - - Dollars ($ h0.00._-) commencing Febr>>ary 15., 1957 , and on the 5th <br />day of each month thereafter until such balance of purchase price and the interest thereon shall be paid in full, and all <br />advances. Said moni,hly payment of 640.00 shallinclude interest, principal, taxes and fire <br />and extended coverage insurance in the amount of $2800.00. Purchasers further agree to pay <br />$60.00 on July 15, 1957 in addition to the regular $40.00 monthly payment. <br />The purchasers shall have the privilege, on any installment payment date hereunder, of paying the unpaid balance of such <br />purchase price and interest thereon to the date of such payment, and advances, if any, made by vendors for taxes or insur- <br />ance with interest thereon to date of such payment:" <br />It is expressly stipulated and agreed that the vendors will submit herewith to the purchasers an abstract of title certi- <br />fied to date and that the purchaser shall inform the vendors within ten days from the date of this contract as to the opinion <br />of the attorney for the purchasers regarding the merchantability of the title of the vendors to such real property as shown <br />by such abstract of title. <br />Vendors agree upon: payment of the Mull purchase price, interest, and advances, if any, for taxes or insurance, that the <br />vendors will again have such abstract of title certified to that date to show merchantable title to such real property in the <br />vendors free of any encumbrances and liens incurred by vendors but subject to building restrictions and easements of record <br />on the date that this contract is entered into and further subject to all encumbrances and liens incurred "by. or permitted <br />thereon by purchasers. <br />The vendors further agree upon the execution of this agreement by the parties hereto to place IN ESCROW with such <br />B. F. Douthit, together with a copy of this contract, a warranty deed conveying such real property to purchasers, free and <br />clear of encumbrances except the 19 and subsequent real property taxes and any building restrictions and easements <br />of record to date of this agreement and further subject to any encumbrances and liens incurred by or permitted thereon by <br />purchasers, and the vendors herein hereby authorize such escrow agent to deliver such warranty deed to the purchasers up- <br />on payment by the purchasers in full of the purchase price, interest, and advances, if any, by vendors for taxes or insurance, <br />with interest. <br />The vendors agree to pay for the required Federal documentary stamps when the deed is delivered and authorize the <br />escrow agent.to pay for such documentary stamps_ out of any monies of vendors in his hands. <br />IT IS FURTHER AGREED that purchasers shall, be given possession of such real property on January 15, 1957 <br />provided, however, payment of the total sum of $ �� .00 as herein provided for has <br />been made by the purchasers. <br />t _ <br />
