Stauss and Angela M Stanss of Grand Island, Nebraska , each in his and her own right and as spouse of the other and as the VENDORS, and, >a mi P1 14 — R Ei e & Lela M of Ra nge g Grand island, Ngbr-, -as PURCHASERS The vendors sell, and the purchasers agree to buy Lots (1) one and Two (2) Block Six (6), Dill & Huston'SAddition , to the City of Grand Island, Nebraska. in Hall County and the State of Nebraska, together with all appurtenances thereunto belonging and now thereon except and subject to any building restrictions or easements of record against such real property on the date of this agreement. It is understood and agreed that the above '645.00 payments are to include the realestate taxes as well as interest and principle, and the vendors will pay such taxes on or before May 1st of each year , and add that amount to the unpaid principle balani -e of the contract. The purchasers shall have the privilege, on any installment payment date hereunder, of paying the unpaid balance of such purchase price and interest thereon to the date of such payment, and advances, if any, made by vendors for taxes or insur- ance with interest thereon to date of such payment. It is expressly stipulated and agreed that the vendors will submit herewith to the purchasers an abstract of title certi- fied to date and that the purchaser shall inform the vendors within ten days from the date of this contract as to the opinion of the attorney for the purchasers regarding the merchantability of the title of the vendors to such real property as shown by such abstract of title. Vendors agree upon payment of the full purchase price, interest, and advances, if any, for taxes or insurance, that the vendors will again have such abstract of title certified to that date to show merchantable title to such real property in the vendors free of any encumbrances and liens incurred by vendors but subject to building restrictions and easements of record on the date that this contract is entered into and further subject to all encumbrances and liens - incurred by or permitted thereon by purchasers. The vendors further agree upon the execution of this agreement by the parties hereto to place IN ESCROW with such B. F. Douthit, together with a copy of this contract, a warranty deed conveying such real property to purchasers, free and clear of encumbrances except the 19-56— and subsequent real property taxes and any building restrictions and easements of record to date of this agreement and further subject to any encumbrances and liens incurred by or permitted thereon by purchasers, and the vendors herein hereby authorize such escrow agent to deliver such warranty deed to the purchasers up- on payment by the purchasers in full of the purchase price, interest, and advances, if any, by vendors for taxes or insurance, with interest. The vendors agree to pay for the required Federal documentary stamps when the deed is delivered and authorize the escrow agent to pay for such documentary stamps out of any monies of vendors in his hands.
