MWGREEMENT FOR SALE OF REAL PROIWTY <br />This agreement is entered into between Frank W. Stauss and Angela M Stanss <br />of Grand Island, Nebraska , each in his and her own right and as spouse of the other and as the VENDORS, <br />and, >a mi P1 14 — R Ei e & Lela M of Ra nge <br />g Grand island, Ngbr-, -as PURCHASERS <br />The vendors sell, and the purchasers agree to buy Lots (1) one and Two (2) Block Six (6), <br />Dill & Huston'SAddition , to the City of <br />Grand Island, Nebraska. <br />in Hall County and the State of Nebraska, together with all appurtenances thereunto belonging and now thereon except <br />and subject to any building restrictions or easements of record against such real property on the date of this agreement. <br />The purchasers agree to pay for such real property the aggregate sum <br />• • f WM F '• E .•• M 0 •• . _�• •• <br />payable as follows: $ 5()Q -Do , receipt of which is hereby acknowledged; $�88T8e on or before <br />April 16,19;56 —, and, the balance of with interest at the rate of -6- per cent <br />(-6 %) per annum, to be paid at the office of B. Douthit in the First National Bank Building in Grand Island, Ne- <br />braska, or at such other place as the vendors may hereafter designate in writing, in monthly installments of --- _ <br />orty E ve Rn /_ I lnn Dollars ($ 1 --,5 -nn ) commencing May 16th 1956 - -- and on the —_ 16th <br />day of each month thereafter until such balance of purchase price and the interest thereon shall be paid in full. <br />It is understood and agreed that the above '645.00 payments are to include the <br />realestate taxes as well as interest and principle, and the vendors will pay such taxes <br />on or before May 1st of each year , and add that amount to the unpaid principle <br />balani -e of the contract. <br />The purchasers shall have the privilege, on any installment payment date hereunder, of paying the unpaid balance of such <br />purchase price and interest thereon to the date of such payment, and advances, if any, made by vendors for taxes or insur- <br />ance with interest thereon to date of such payment. <br />It is expressly stipulated and agreed that the vendors will submit herewith to the purchasers an abstract of title certi- <br />fied to date and that the purchaser shall inform the vendors within ten days from the date of this contract as to the opinion <br />of the attorney for the purchasers regarding the merchantability of the title of the vendors to such real property as shown <br />by such abstract of title. <br />Vendors agree upon payment of the full purchase price, interest, and advances, if any, for taxes or insurance, that the <br />vendors will again have such abstract of title certified to that date to show merchantable title to such real property in the <br />vendors free of any encumbrances and liens incurred by vendors but subject to building restrictions and easements of record <br />on the date that this contract is entered into and further subject to all encumbrances and liens - incurred by or permitted <br />thereon by purchasers. <br />The vendors further agree upon the execution of this agreement by the parties hereto to place IN ESCROW with such <br />B. F. Douthit, together with a copy of this contract, a warranty deed conveying such real property to purchasers, free and <br />clear of encumbrances except the 19-56— and subsequent real property taxes and any building restrictions and easements <br />of record to date of this agreement and further subject to any encumbrances and liens incurred by or permitted thereon by <br />purchasers, and the vendors herein hereby authorize such escrow agent to deliver such warranty deed to the purchasers up- <br />on payment by the purchasers in full of the purchase price, interest, and advances, if any, by vendors for taxes or insurance, <br />with interest. <br />The vendors agree to pay for the required Federal documentary stamps when the deed is delivered and authorize the <br />escrow agent to pay for such documentary stamps out of any monies of vendors in his hands. <br />IT IS FURTHER AGREED that purchasers shall be given possession of such real property on April 16+i4 1956 _, <br />provided, however, payment of the total sum of $...l ; n(>n nO _ as herein <br />provided for has <br />been made by the purchasers. <br />
