Waiver <br />said premises peaceably to Landlord immediately upon such termina- <br />tion of said term. In addition to the above.remedies, the party <br />not in default shall also have the benefit of any applicable <br />legal remedy. <br />18. Waiver. Failure of either party to insist upon <br />strict performance of any covenant or condition of this lease <br />in any one or more instances shall not be construed as a waiver <br />for the future of any such covenant or condition, but the same <br />shall be and remain in full force and effect. <br />Interference 19. Should an adjudication of a com -tent <br />Repairs <br />p court or regu- <br />lation of any government authority prohibit Tenant from es- <br />tablishing its business on said premises, or order Tenant <br />to discontinue in whole or in part its business thereon, then <br />Tenant may terminate this lease, unless such order results <br />from willful negligence of Tenant in its use of the premises. <br />20. Landlord may enter the premises to inspect the same <br />at all reasonable times at intervals and shall be responsible <br />and during the term of this lease, keep the roof, structural <br />parts of the building, any adjoining sidewalks, in good <br />repair, and further to make all repairs to said premises, <br />both interior and exterior, which may become necessary on <br />account of defects in construction and not attributable <br />to the use of the premises by the Tenant. The Landlord <br />otherwise shall not be liable to keep the interior of said <br />premises in repair, including the floor of the building. <br />The Tenant shall keep the interior of demised premises <br />(except for said Landlord's obligation relative to <br />i <br />interior repairs) in as good condition and proper repair <br />as the same is on the completion of the new building to <br />be erected thereon, or may at any time hereafter be <br />placed by the Landlord, ordinary wear, damage by the ! <br />elements or fire or from any other cause than carelessness <br />of Tenant, persons in its employment, or customers and <br />invitees, be excepted. <br />The Landlord shall not be liable for any damage done to <br />Tenant or its property or business by pump, water, gas, pipes, <br />_e <br />
