estate certified to date, and that the Purchasers shall have ten <br />days from the date of this contract within which to approve the <br />merchantability of the title of the Vendor in and to such real <br />property. <br />The Vendor further agrees that upon the payment to him, his <br />heirs or assigns, of the full purchase price with interest and <br />advances, if any, for taxes or insurance, that the Vendor will <br />again have such abstract of title certified to that date to show <br />merchantable title to such real property free of any encumbrances <br />and liens incurred by the Vendor, subject to all easements on the <br />date of this contract, and further subject to all encumbrances and <br />liens incurred or permitted on such property by the Purchasers, <br />their heirs or assigns. <br />The Vendor further agrees that upon the execution of this con- <br />tract and agreement by the parties hereto to make, execute and to <br />place in escrow with the First National Bank of Grand Island, Nebraska; <br />together with the abstract of title and a copy of this contract, a <br />warranty deed conveying such real property to the Purchasers free <br />and clear of encumbrances,subsequent to the taxes for the year 1955 <br />and subject to easements, if any, as of the date of this agreement, <br />and further, such deed to be subject to any encumbrances or liens <br />incurred or permitted thereon by the Purchasers, and the Vendor <br />hereby specifically authorizes and empowers such escrow agent to <br />deliver such warranty deed and abstract to the Purchasers, their <br />heirs or assigns, upon the payment by the Purchasers, their heirs . <br />or assigns, in full of the purchase price, interest and advances, <br />if any, by the Vendor for taxes or insurance. The Vendor further <br />agrees to pay for the required federal documentary stamps at the <br />time of the delivery of such deed. <br />The Vendor further agrees to deliver possession of such real <br />property to the Purchasers upon the 1st day of March, 19579 upon <br />the payment of the sum of Thirty -Five Hundred Dollars ($32500.00) <br />as hereinbefore provided. <br />The Purchasers,, jointly and severally, agree that they will <br />.,z» <br />
