(9) These covenants, restrictions and conditions are to run with <br />the land and shall be binding on all persons and all parties claiming <br />ownership of said lots, until January 1, 1981, at which time said covenants, <br />etc,; shall be automatically extended for successive periods of ten (10) <br />years, unless changed or modified by a vote of the majority of the then <br />owners of the lots of said addition. <br />(10) If any owner of any lot or their heirs or assigns, shall violate <br />or• attempt of violate any of the covenants, restrictions and conditions <br />herein set forth'i it shall be lawful for any other person or persons owning <br />any real estate in said addition to prosecute such proceedings at law <br />or in equity against the person or persons violating or attempting to <br />violate any such covenants, etc., and to prevent him from so doing or <br />to recover damages for such violations. <br />(11) If any of the covenants, restrictions or conditions herein <br />set forth are violated and declared void by a court of competent <br />jurisidiction, the remaining covenants, restrictions or conditions shall <br />be affected but shall stay in full force and effect. <br />(12) This agreement and the faithful performance of the terms <br />thereof shall be binding upon heirs, administrators, executors, assigns, <br />grantees and devisees of the parties to this contract, and upon the <br />purchaser or purchasers of any lot or lots in said Bel -Air Addition. <br />(13) Restrictions for the following corner lots shall be: <br />Block 2, Lot 11, Block 3, Lot 6 and Lot 8, shall have a 30 foot <br />setback from the street, avenue or lane they front for a building <br />site. <br />before <br />k8¢,�r�ed and sworn toC$C me on this <br />� . �'�� , <br />0 ""• 1 H CZ <br />eond <br />Alfr`d Proffitt`' <br />day of 1� <br />Notary Public <br />Filed for record June 6, 1956, at 2;30 P.M. � ,Oal -4J <br />Register of Deeds <br />Hall County, Nebr. <br />
