AGREEMENT FOR PROTECTIVE: COVENANTS, RESTRICTIONS AND CONDITIONS <br />FOR BEL -AIR ADDITION TO THE CITY OF GRAND ISLAND, NEBRASKA <br />KNOW ALL MEN BY THESE PRESENTS: <br />WHERAS, Raymond A. Watson and J. Alfred Proffitt, are the owners of all <br />lots in Bel -Air Addition to the City of Grand Island, Nebraska <br />WHERAS, it is the desire of the aforesaid owners of said addition <br />to improve said Bel -Air Addition by en couraging the sale of lots and the <br />construction of modern and desirable dwelling houses. <br />NOW, THEREFORE, in consideration thereof, and of the mutual benefits <br />to be derived by the owners of said Addition, and any purchaser or pur- <br />chasers, their heirs, administrators, executors and assigns, the owners, <br />each in his and her own right, stipulate and agree that any and all. lots <br />in said addition sold, transferred and conveyed, shall. be and are subject <br />tothe following protective covenants, restrictions and conditions, all <br />of which shall run with the land as follows; <br />(1) All lots in the addition shall be known and described as <br />residential lots. No apartment house, duplex, or triplex shall be built <br />on any lot, no structure shall be erected, altered, placed or permitted <br />to remain on any lot other than one detached dwelling not to exceed two <br />and one -half stories in height and a private garage for not more than <br />three cars, and other secondary buildings incidental to the residential <br />use of the plot. <br />(2) All frame buildings other than the main structure shall have <br />the same quality of outside wall finish and roof as that approved for <br />residence. No such building can be made of unsightly materials, or <br />boxes or similar lumber. <br />(3) All buildings shall be placed a minimun of thirty (30) feet back <br />from the front lot line on all streets; and on corner lots all buildings <br />shall be at least five (5) feet back from the side street line. Any <br />detached structure shall be not less than sixty (60) feet back from the <br />front lot line and on corner lots shall not be less than five (5) feet <br />from said side street line. <br />(4) No building or dwelling house shall be moved into said addition <br />and placed upon a lot. No trailer, tent, garage, shack or other un- <br />sightly out - building, in said addition shall be used as a dwelling at any time, <br />not shall any structure of a temporary character be used as a residence. <br />(5) The ground floor areas of the main structure exclusive of open <br />porches and garages, shall not be less than 1000 square feet for a one <br />story house and not less than 850 square feet for a one - and -a -half or <br />two story house. <br />(6) No sod, earth, sand, gravel or trees shall be removed to the <br />injury of the value or or appearance of any lot and no unused building <br />material, :junk or rubbish shall be left exposed on said lot except <br />during actual building operations. <br />(7) No worn out or discarded automobiles, machinery or parts thereof <br />shall be stored on any lot in the additon and no portion thereof shall <br />be used for automobiles, junk piles or the storage fo any kind of junk <br />or waste material. <br />(8) Certain easements are hereby reserved to the sellers, their <br />heirs and assigns, for the purpose of installation and maintenance of <br />utilities, said easements being clearly marked on the recorded plat of <br />said addition. <br />
