201202668 <br />unmarried person is named Trustor; and Mortgage Electronic <br />Registration Systems, Inc. is named Beneficiary; and Dennis P. <br />Schwartz is named Trustee, wherein Trustor granted and conveyed to <br />the Trustee, on the trust therein expressed, the property above <br />described to secure, among other obligations, payment of a <br />promissory note of even date in the principal amount of $66,276.00 <br />and interest thereon according to the terms thereof. That the <br />beneficial interest in said Deed of Trust was assigned by Mortgage <br />Electronic Registration Systems, Inc. to Wells Fargo Bank, N.A. by <br />an Assignment dated August 9, 2011 and recorded on August 11, 2011 <br />at Instrument No. 201105978 in the office of the Register of Deeds <br />of Hall County, Nebraska. <br />That by Substitution of Trustee dated December 20, 2011 made <br />by Wells Fargo Bank, N.A., Grantor was substituted as Trustee in <br />place of Dennis P. Schwartz. The Substitution of Trustee was <br />recorded on January 3, 2012, at Instrument #201200014 in the Office <br />of the Register of Deeds of Hall County, Nebraska. The fulfillment <br />of the following conditions, as specified in the Trust Deed, <br />authorize this conveyance: <br />1. Breach and default were made under the terms of the Trust <br />Deed in the particular set forth in the notice of default <br />hereinafter referred to, which default continued until the time of <br />sale. <br />2. There was filed for record on January 3, 2012 at <br />Instrument #201200015, a Notice of Default in the Office of the <br />Register of Deeds of Hall County, Nebraska, of the election to sell <br />the property to satisfy the obligations secured thereby and <br />thereafter notice of the filing of the Notice of Default was sent <br />in the statutory raaniier to all persons. entitled to a notice <br />thereof. <br />3. That thereafter Notice of Trustee's sale was properly made <br />stating that Trustee would sell at public auction to the highest <br />bidder the property hereinbefore described, fixing the time and <br />place of the sale as March 28, 2012 at 10:00 o'clock A.M. at the <br />lower lobby of the Hall County Courthouse, Hall County, Nebraska <br />and caused copies of said notice to be published once a week for <br />five consecutive weeks in the Grand Island Independent, a legal <br />-2- <br />
