AGREEM ENT FOR PROTECTIVE, COVENANTS, RESTRICTIONS AND CONDITIONS <br />FOR PLEASANT VIF.W ADDITION, AI,J ADDITION TO TH "r; CITY OF GRAND <br />ISLAND, ?NEBRASKA <br />KNOW ALL MEN BY THESE PRESENTS: <br />,.-j?EREAS, The Diversified Development Company, a T?ebr .s'_ =? <br />Cor- ooration, the ovnPrs of ell lots in Pleasant View Addition, <br />^.n addition to the City of Grarid Island, nTebra.ska; and <br />WHEREAS, it is the desire of the owners of said a('dit'_on <br />`o imorove said Pleasant View Addition by encouraging the sale <br />of lots and the construction of modern houses; <br />NOt°,', THEREFOPE, in consideration thereof, and, of the r`;utual <br />benefits to be derived by the o-vners of said addition and any pur- <br />chaser or - purchasers, their heirs, aduinistrators, executors and <br />acSl,'ns, the Owners sfiiptzlate a.n(. agree that any and. all lots in <br />said. addition sold, transferred and conveyed, shall be conveyed <br />with conditions all of which run -�.1 th the land-, ns <br />folloV75: <br />(1) All lots in the addition shall be known and described <br />as residential lots, no apartment house, duplex, or triplex shall <br />be built on any lot, no structure shall be erected, altered, <br />r)laced or permitted to remain on any lot other than one detached <br />single dwelling not to exceed two and one-half stories d inh ei ht <br />and a private garage for not more than three cars, <br />secondary buildings incidental to the residential use of the Y )lot. <br />(2) All frame buildings other than the main structure shall <br />have the same quality of outside wall finish and, roof as that <br />approved for residence. No such buildings can be ~wade of un- <br />sightly, materials, or boxes or similar lumber. <br />(3) All Buildings shall be - placed at least thirty (30) feet <br />from the front lot line of said lot and on corner lots all. build- <br />ings shall be at least five (5) feet back from the side street <br />line. Any detached garage or separate secondary structure shall <br />be not less than sixty (60) feet back from the front lot line and <br />on corner lots shall be not less than five (5) feet from side <br />street line. <br />(4) No building or dwelling house shall be moved into said <br />addition and placed upon a lot; no trailer, tent, garage, shack, <br />or other unsightly out - building, shall be used as a dwelling at <br />any time, nor shall any structure of a. temporary character, nor <br />any basement house, be used as a residence at any time. <br />(5) The ground floor area. of the main structure exclusive <br />of open porcizes and garages shall not be less than 800 square feet. <br />
