CONTRACT FOR REAL ESTATE <br />ARTICLES OF AGREEMENT, Made this 18th day of <br />March <br />19_ 55 , between <br />CATHERINE SIMONSON AND SIMON E. SIMONSON of the first part, and <br />LAWRENCE M. SIDV;'ELL of the second part <br />'V!ITNESSETH, that the said parties of the first part, have this day bargained and <br />sold to the said party of the second part the following described real estate situated <br />in the county of HALT, and State of NEBRASKA to -wit: <br />EASTERLY ONE -HALF OF LOT SEVEN (7) AND THE WESTERLY FORTY- <br />FOUR FEET OF LOT EIGHT (8), ALL IN BLOCK TWENTY -SIX (26) IN <br />THE ORIGINAL TOWN, NOVJ CITY OF GRAND ISLAND NEBRASKA <br />according to the recorded plat thereof for the sum of ------------------------------- <br />FIVE THOUSAND AND N0/ 100--------------------------------------------- -- - - - - -- DOLLARS <br />ONE THOUSAND, FIVE HUNDRED AND NO /100-------- - - - - -- Dollars of which has been paid in <br />hand, the receipt whereof is hereby ackno.,iledged. The remaining principal with accrued <br />interest at the rate of Six (6 ) per cent per annum, shall be paid to the parties of <br />the first part at the office of NITZEL AND SON,INC., 112 IA1EST 4TH STREET, GRAND 1SLANID, <br />NEBRASKA the times and in the nammer following, that is to say: THREE THOUSAND, FIVE <br />HUNDRED AND NO /100- - - - - -- DOLLARS, payable in installments as follows, to -wit: 575.00 on <br />the lst day of April, 1955 and the 1st day of each month thereafter until principal and <br />interest is paid in full. (Said $75.00 payment includes the interest), <br />Plow, if the said party of the second part shall pay the sum as above set forth, <br />time being the essence of this contract, and shall pay all taxes and assessments whether <br />mortgage note, special or general, which may become due on said real estate for the year <br />1911 and thereafter until the above payments are all made. The parties of the first <br />part do deposit with NITZEL AND SON, INC. a 67arranty Deed to be held in escrow and de- <br />livered to the party of the second part upon fulfillment of this contract. <br />AND I1' IS FURTHER AGREED that in case any payment, either of principal or interest, <br />remaining unpaid for a space of thirty days after the same shall become due, or a fail- <br />ure to pay any.taxes or assessments, at the time the same become due, then in that case, <br />the whole amount unpaid on this contract shall become due and payable without further <br />notice; and such deliquency in payment, or the failure in other respects by the party <br />of the second part to perform the stipulations of this contract, or any part of them, <br />shall entitle the parties of the first part to immediate possession of the premises <br />described herein, and the party of the second part shall forfeit all payments made under <br />this contract. <br />IPd`H'ITNESS VIIIEREOF the parties have hereunto set their hand the day and far first <br />above written. <br />,FIRST PARTY <br />WI TNE:SS: <br />FIRST PARTY <br />ECOND <br />'W" PARTY <br />
