3. Should the Lessor, at any time, or in any manner, violate any of the terms or conditions of this
<br />leaso, or be^o_ne insolvent, or in any manner interfere with or make difficult the duties of Lessee's agents,
<br />custodians, or employees; or should the leased premises become involved in any manner in litigation; or
<br />should the Lesser or the Lessee be elected or ousted therefrom, or should proceedings be begun for that
<br />purpose; or should the Lessee at any time deem it necessary for the protection of its interest or the prop -
<br />rt, stored, then the Lessee shall have the right to remove all the property from the premises leased herein
<br />to such oth -.:r place or places as the Lessee may deem expedient or proper; and in case of any such -removal
<br />the Lessor undertakes and agrees to pay the Lessee all expenses of such removal and of storing said prop -
<br />"y elsewhere, including insurance costs and attorney's fees, until the return and surrender of all outstand-
<br />ing warehouse receipts properly endorsed for delivery, and until such delivery shall have been completed,
<br />and all payments herein referred to made.
