AGREEPIENT FOR RESTRICTIONS

<br />WHEREAS, Bernhard Voss is the owner of all Lots located in Bernhard
<br />Voss First, Subdivision, plat of which is recorded in Look 1.01 of Deeds at
<br />Page 113 in the Office of the Register of Deeds of Hall County, Nebraska,
<br />and Wilhelmina Voss is the wife of said Bernhard. Voss, and,

<br />Bernhard Voss First Subdivision to se
<br />chasers who will construct modern and
<br />W1'ER AS, the owners of said Lots
<br />in the sale of said Lots,
<br />aforesaid. owner of the above described
<br />11 the Lots in said kddition to pur-
<br />desirable dwelling houses thereon, and
<br />desire to have said restrictions made
<br />NO`iT, T iEREE'ORE, in consideration of the mutual benefits to be derived
<br />by the owners of said Bernhard Voss First Subdivision and all of the Lots
<br />therein and any purchaser or purchasers, their heirs, administrators, execu-
<br />tors and assigns, it is hereby stipulated and agreed that the Lots in. said
<br />Addition shall be sold, transferred and hereafter conveyed only subject to
<br />the following restrictions and conditions, each and all of which shall be
<br />and remain in full force and effect as covenants runni n,; zaith the land for the
<br />time hereinafter set forth, to -wit:
<br />1. Lots 1 to 16 inclusive shall be known and described as Residential
<br />Property, and used and sold only for res'i.dential purposes.
<br />2. No buildin, shall be moved on to any of said. Lots numbered 1 to
<br />16 inclusive, without the oziner of such Lot first procuring the
<br />written consent of all owners of all Lots in1°Bernhard Voss First
<br />Subdivision."
<br />3. No building shall be erected or placed on any of Lots 1 to 16 in-
<br />clusive in said. Subdivision closer than 25 feet from the front of
<br />the Lot on which such .building is to be erected or moved, front
<br />meaning; the side of said Lot facing the road abutting such Lot on
<br />the mast or the tiest, as the case may be.
<br />1�. No basement, tent, shack, gara,: -e, barn or other outbuilding placed.
<br />u-non or erected on said Lots numbered 1 to 16 inclusive in said Sub-
<br />division shall at any tir,:e be used as a. residence, temporarily or
<br />permanently.
<br />5. No dwelling costing less than ;;7,000.00 shall be permitted on any
<br />of i:he Lots numbered 1 to 16 inclusive in said Subdivision.
<br />6. No trailers shall be rermitted to be laced upon or moved upon any
<br />of said Lots numbered l to 16 inclusive in said Subdivision for the
<br />'purr)ose of residing therein.
<br />7. -No cattle, sheep nor swine shall be kept or maintained on any of
<br />the ?demises in said Subdivision.
<br />8. Minimum ground floor square feet for any one -story dwelling house
<br />shall be 720 square feet, and for a story - and -a -half or a two -story
<br />dwelling house, the minimum ground floor square feet shall be 624
<br />square f eet.
<br />9. No cesspools shall be constructed or maintained on any part of said
<br />Subdivision, and all dwellings erected on said premises shall be
<br />serviced by septic tanks for sewerage disposal until. such Lot shall
<br />be served by a public or community sewerage system.
