Utilities 15. 1he Landlord, at her expense, shall furnish and install meters <br />necessary to meter separately the gas, water and electricity used in the <br />leased premises. After such meters have been installed, the Tenant <br />shall pay for all gas, water and electricity used by it in the leased <br />premises. <br />Repairs 16. After exclusive possession of the leased premises has been <br />delivered to the Tenant, the Tenant shall make all repairs and replace- <br />ments to the interior nonstructural portions of the leased premises, <br />including the heating system therein, necessary to maintain the premises <br />in good order and repair. The Tenant shall make all repairs and replace- <br />ments made necessary by its negligence; provided, however, that in no <br />event shall the Tenant be obligated to make any repairs or replacements <br />made necessary as a result of damage caused by fire, the elements or causes <br />beyond the Tenant's control irrespective of any negligence on the part of <br />the Tenant which may have contributed to said damage. it is understood <br />that the Tenant shall not be liable for any loss or damage caused by fire <br />irrespective of the cause thereof. The Landlord shall make all repairs <br />and replacements to the walls, roof, foundations, plate glass and all other <br />exterior portions of the building in which the leased premises are located, <br />to adjoining sidewalks and curbs and to all structural portions of said <br />building, as well as all other repairs and replacements other than those <br />specifically required to be made by the Tenant hereunder, necessary to put <br />and maintain the premises in a safe, dry and tenantable condition, good <br />,,,.,nor .nA —4- <br />-3a- <br />
