.44 914. <br /> p <br /> than sixty (60) feet back from the front lot line and on corner lots, <br /> shall oe not less than five ( 5) feet from the side ]lot line. <br /> ( 4) do building or dwelling house shall be moved into said sub- <br /> division and placed upon a lot; no trailer, tent, garage, shack, or <br /> other unsightly out-building, shall be used as a duelling at any time, <br /> nor shall any structure of a temporary character, nor any basement <br /> house, be used as a residence at any time. <br /> (5) The ground floor area of the main structure exclusive of <br /> open porches and garages, shall not be less than 800 square feet for <br /> a one story or a one and half story dwelling, and shall not be less <br /> than 650 square feet for a two story structure. <br /> ( 6) All public sidewalks shall be curb sidewalks; and the accept- <br /> ance of a deed of conveyance by any purchaser or purchasers of any lot, <br /> lots or fractions thereof, shall be and the amount to and be construed <br /> as consent thereto, and approval of such curb . sidewalks. <br /> (7) lvo sod, earth, sand, gravel or trees shall be removed to <br /> the injury of the value of or appearance of any lot, and no unused <br /> building material, junk or rubbish, shall be left exposed on said <br /> lot except during actual building operations. <br /> (8) No worn out or discarded automobiles, machinery or parts <br /> thereof, shall be stored on any lot in the subdivision; no portion <br /> thereof snail be used for automobiles, junk piles, or storage of any <br /> kind of junk or waste materials. <br /> (9 ) These covenants, restrictions and conditions are to run with <br /> the land and snall be binding on any persons and all parties claiming <br /> ownership of said lots for a period of ten years (10) from the date <br /> hereof, at which time said covenants, etc. , shall be automatically <br /> extended for successive periods of ten years (10), unless changed or <br /> modified by a vote of the majority of the then owners of the lots of <br /> said suodivision. <br /> (10) If any owner or owners of any lot or his or their heirs or <br /> assigns, shall violate or attempt to violate any of the covenants, res- <br /> trictions and conditions herein set forth, it shall be lawful for any <br /> other person or persons owning any real estate in said subdivision <br />
