<br /> to 1% per month of the cost of said improvements, said increase to become
<br /> effective on the date of acceptance of the improvements by lessee,. which.

<br /> are being constructed, the use thereof by lessee is materially interfered
<br /> with, the rent accruing during such period or periods shall be abated.
