<br /> This agreement is entered into between JohnA.Krieger and Mary Krieger
<br /> of Grand Island,Nebraska , each in his and her own right and as spouse of the other and as the VENDORS,
<br /> and, Mildred R. Yost of Grand Island, Nebraska as PURCHASERS
<br /> The vepdgrs sell, and the purchasers agree to buy a piece or parcel of land situated in the Northeast
<br /> Quarter (NE:) of Section Twenty-one (21), in Township Eleven (11) North of Range Nine (9),
<br /> West of the 6th P. M., more particularly described as follows: Commencing at a point 85
<br /> feet West of a point 60 feet due north of the Northeast corner of Lot One (1) of William
<br /> Frank Addition to the City of Grand Island, Nebraska, thence running due North on a line
<br /> 118 feet West of the center line of South Locust Street of said City for a distance of 100
<br /> feet, thence running due west at right angles with said South Locust Street for a distance .f
<br /> 63 feet, thence running due south parallel with said South Locust Street for a distance of
<br /> 100 feet, thence running due east for a distance of 63 feet to the Place of beginning.
<br /> Also including all venetian blinds, curtain rods and drapes in sun porch.
<br /> Purchaser agrees to buy the above property with easement grantad to the vendors for a sewe
<br /> line along the north side of the lot and vendors agree to pay for the cost of preparing an.
<br /> recording such easement of record. Vendors agree in said easement to repair any damage do
<br /> to property of purchasers in the future as a result of having to gig up the sewer line for
<br /> repairs.
<br /> in Ball County and the State of Nebraska, together with all appurtenances thereunto belonging and now thereon except
<br /> and subject to any building restrictions or easements of record against such real property on the date of this agreement.

<br /> payable as follows: $ 500.00 , receipt of which is hereby acknowledged; $ 1200.00 on or before 1st

<br /> and, the balance of $ 8200_00 with interest at the rate of Six per cent
<br /> ( 6 %) per annum, to be paid at the office of B. F. Douthit in the First National Bank Building in Grand Island, Ne-
<br /> braska, or at such other place as the vendors may hereafter designate in writing, in monthly installments of One Hundred
<br /> and no/100 - —Dollars ($ 100_00 ) commencing_Jl nemher 15,_-955_ , and on the--15th
<br /> day of each month thereafter until such balance of purchase price and the interest thereon shall be paid in full.
<br /> Said monthly payments hereunto referred to shall first be applied to accrued interest due,
<br /> 1/12th of the annual real estate tax and the balance of each payment shall be credited
<br /> upon the principal remaining unpaid.
<br /> Vendors agree to pay for the cost of pouring new concrete floor in the garage in a good
<br /> workmanship like manner.
<br /> The purchasers shall have the privilege, on any installment payment date hereunder,of paying the unpaid balance of such
<br /> purchase price and interest thereon to the date of such payment, and advances, if any, made by vendors for taxes or insur-
<br /> ance with interest thereon to date of such payment.
<br /> It is expressly stipulated and agreed that the vendors will submit herewith to the purchasers an abstract of title certi-
<br /> fied to date and that the purchaser shall inform the vendors within ten days from the date of this contract as to the opinion
<br /> of the attorney for the purchasers regarding the merchantability of the title of the vendors to such real property as shown
<br /> by such abstract of title.
<br /> Vendors agree upon payment of the full purchase price, interest, and advances, if any, for taxes or insurance, that the
<br /> vendors will again have such abstract of title certified to that date to show merchantable title to such real property in the
<br /> vendors free of any encumbrances and liens incurred by vendors but subject to building restrictions and easements of record
<br /> on the date that this contract is entered into and further subject to all encumbrances and liens incurred by or permitted
<br /> thereon by purchasers.
<br /> The vendors further agree upon the execution of this agreement by the parties hereto to place IN ESCROW with such
<br /> B.F. Douthit, together with a copy of this contract, a warranty deed conveying such real property to purchasers, free and
<br /> clear of encumbrances except the 19 55 and subsequent real property taxes and any building restrictions and easements
<br /> of record to date of this agreement and further subject to any encumbrances and liens incurred by or permitted thereon by
<br /> purchasers, and the vendors herein hereby authorize such escrow agent to deliver such warranty deed to the purchasers up-
<br /> on payment by the purchasers in full of the purchase price, interest, and advances, if any, by vendors for taxes or insurance,
<br /> with interest.
<br /> The vendors agree to pay for the required Federal documentary stamps when the deed is delivered and authorize the
<br /> escrow agent to pay for such documentary stamps out of any monies of vendors in his hands.
<br /> IT IS FURTHER AGREED that purchasers shall be given possession of such real property on November 1,__145
<br /> provided,however,payment of the total sum of$ 1700.00
<br /> as herein provided for has
<br /> been made by the purchasers.
