PURCHASE AGREEMENT <br /> TO; Huston Company, <br /> Grand Island, Nebraska. <br /> The undersigned purchaser hereby agrees, subject to the follow- <br /> ing terms and conditions, to purchase the following described real <br /> property, to-wit: <br /> Lot Six (6) in Block Eighty-two <br /> (82) , in the Original Town, now <br /> City, of Grand Island, Nebraska, <br /> also known as 416 West First Street. <br /> This offer is subject to the condition that the owner, or owners, <br /> of the above described property have a good and merchantable title in <br /> fee simple, and it is further subject to the condition that the under- <br /> signed purchases and acquires, within seven (7) days from the date <br /> hereof, title to Lots Five (5) and Seven (7) in said Block, it being <br /> understood that if the owners are unable to furnish merchantable title <br /> to this property, or if the undersigned does not purchase and acquire <br /> the other lots herein described, that then, and in that event, this <br /> contract shall be of no force and effect and any sum or sums paid <br /> hereunder shall be refunded and returned to the purchaser. <br /> The owner to immediately furnish to the purchaser an abstract <br /> of title, certified to date of delivery thereof, for examination and <br /> to have such abstract again extended and recertified at the date of <br /> final settlement hereunder, and to deliver to the purchaser upon <br /> final settlement warranty deed to such premises, free and clear of <br /> any and all liens. <br /> The undersigned agrees to pay for the above described property <br /> the sum of Twenty-three Thousand Five Hundred ( 23,500.00) Dollars, <br /> on the following terms: <br /> The sum of Two Thousand ($2,000.00) Dollars to <br /> be deposited with the First National Bank of <br /> Grand Island, Nebraska, upon the acceptance of <br /> this offer. Such sum to be held in escrow until <br /> such time as the attorney for the undersigned has <br /> approved the title to this property and until such <br /> time as the undersigned shall have been able to <br /> complete arrangements for the purchase of the other <br /> properties described herein, at which time such sum <br /> shall be delivered by the escrow agent to the seller, <br /> through their Agent, Huston Company.
