Prepaid insurance shall be pro-rated as of the <br /> date of giving of possession. <br /> It is understood that the sellers may occupy and use the premises <br /> until final closing date, the purchaser, however, to have no responsibility <br /> in connection with repairs or improvements to the property. The sellers <br /> to pay all water, sewer service and other utility charges. The sellers <br /> further agree to deliver the property to the purchaser in as good a <br /> condition as the same now is, reasonable -wear and tear excepted and <br /> loss by fire, windstorm or other casualty excepted. <br /> It is understood and agreed that this offer to purchase will e sire <br /> on the ' day of August, 1955, and unless accepted prior to that date <br /> the same, shall be considered as being withdrawn. It is understood and <br /> agreed that the purchaser shall have a reasonable time following the <br /> acceptance of this offer within which to approve the marketability of <br /> the title of the sellers. <br />
