<br />     	17. ENVIRONMENTAL LAWS AND HAZARDOUS SUBSTANCFS.As used in this section,(1)Fnviranmental Law
<br />  		means,wiehout limitation,the Camprehensia�e Environmental Response,Campensation and Liability Act(CERCLA,
<br />  		42 U.S.C.9601 et seq.), ancl all other federal,state and local laws,regulations,ordinances,coun arders,attorney
<br />  		general opinions or interpretive l�tters conceming the public health,safety,welfare,enviranmont or a hazardous
<br />  		substance;and (2) Hazardous Substance means any toxic,radioactive or hAZardous matcriul,wastc,pollutant nr
<br />  		contaminant which has characteristics which renc�cr the substance dangerous or patentiaUy dangerous to the public
<br />  		health,safety,welfare or environment. The term uicludes,without limitation,any substances defined as"hezardous
<br />  		material;'"toxic substances;'"hazardous waste"or"hazardous substance"under any Environmeatal Law.
<br />  		Grantor�ept�esents,warrants and ag�rees that:
<br />     		A. Except as previously disclosed and acknowledged in writing to Lender,no Hazardous Substance is or will he
<br /> 			located,stored or releused on or in the Property.This restriction does not apply to small quantities of
<br /> 			Elazardous Substances that are generally recognized to be appropriate for the nom�al use and maintenance of
<br /> 			the Property.
<br />     		B.  Except as previously disclosed and acknowledged in writing to Lender,Grantor and evcry tenant have been,are,
<br /> 			and shall remain in full ccimpliance with any applicable Environmental L,�sw.
<br />    		C.  Grantor shall immediately notify Lender if a release or threatened release of a Hazardous Substanoe oocurs on,
<br /> �       		under or abaat the Property or there is a violation of any Environmental Law conceming the Pruperty.In such
<br /> 			an evcnt,Crantor shall take all necessary rcmedial action in accordance with nny Environmental Law.
<br />     		D. Grantor shall immediately notify Lender in writing as soon as Grantor has reason to bclieve there is any
<br /> 			pending or threatenerl investigation,claim,or proceeding relating to the release or threatened release of any
<br /> 			Ha�.ardous Substance or the violation of any Environmental Law.
<br /> ,    	1& CONDEMNATION.Grantor will give Lender prompt notice of eny pending or threatened action,by private or
<br />  		public entities to purchase or take any or all of the�roperty through condemnation,eminent domain,or any othcr
<br />  		mcans.Grantor authorizes Lender to intervenc in Grantor's namc in any of the above described actions or claims.
<br />  		Grantor assigns to Lender the proceeds of any award or claim for damages wnnected with a condemnation or other
<br /> �       	taking of all or any part af thc Propeny. Such proceeds shall be considered payments anci will be applied as provided in
<br /> `		th:s Security Instrument. `fhis assignment of proceeds is subject to the tcrms af any prior mortgage,deed of trust.
<br /> "       	security agreement or other lien document.
<br />     	t9. INSURANCE.Grantor shall keep Praperiy insurcd against loss by�re, flood,theft and other haiards and risks
<br />  		reasonably associated with the Property due to its type and location.This�nsurance shall be maintained 3n the amounts
<br /> ?       	and for the periods that Lender reyuires.The insurance cacrier providing thc insuranec shall be chosen by Grantor
<br />  		subject to Lender's approval,which shall not be unreasonably withhctd, If Grantor fails to meintain the covcraee
<br />  		described above,Le.nder may,at C.ender's option,obtain coverage to protect L.ender's rights in the Property according
<br />  		to the terms of this Security Instrument.
<br />  		All insuranee policies and renewals shall be acceptable to C.ender and shall include a standard•'mortgage clause"and,
<br />  		whcrc applicablc,"loss payce clausc."Grantor shall immcdiatcly notify IAndcr of canccllation or tcrminotion of thc
<br />  		insurance.Lender shall have thc right to I�old the policics and renewals. If L�:nder requires,Grantor shall immediately
<br />  		give to L.ender all receipts of paid premiums and rencwel notirrs. Upun lou,Grantor shall give immediate notice to	-
