Box 400 <br />Grand Island, NE 68802-0400 <br />AMENDMENT TO MASTER DEED AND DECLARATION <br />n � <br />� � <br />C �' <br />� rn <br />--1 <br />""� O <br />o � <br />� Z <br />zrn <br />D o� <br />r ao <br />r n <br />� <br />� <br />D <br />� � <br />Cl7 <br />� <br />N <br />O <br />P--a <br />IV <br />O <br />N <br />� <br />N <br />+.lr� <br />-'� <br />� <br />� <br />� <br />,�.� <br />� <br />� G �-o <br />The following consisting of three-fourths (3/4) or more of the Units, hereby amend the Master Deed <br />and Declaration, pertaining to Units One (1) through Ten (10) and Thirteen (13) through Twenty-eight (28) <br />in the Westwood Park I Condominiums, as follows: <br />ARTICLE VIII(d)(1) shall be replaced with the following: <br />(d) Each owner of a unit shall be responsible: <br />(1) �To maintain, repair and replace at his or her ex�ense, all portions <br />of his or her unit which are not included in the definition and <br />context of common elements and each owner shall be responsible <br />for the repair, maintenance and replacement of all exterior doors, <br />including garage doors and the mechanical operators thereof <br />appurtenant to said owners unit; it being understood that the only <br />Association maintenance of exterior doors shall be the painting or <br />finishing of the exterior surfaces thereof. If any owner fails to <br />repair, maintain or replace the exterior doors, including garage <br />doors of his or her unit as set forth in the Master Deed and <br />Declaration or amendments thereto and the By-Laws or <br />amendments thereto described herein, the Association may <br />perform such work, invoice the owner thereof and secure and <br />enforce a claim and lien therefor against the owner and his or her <br />unit in like manner as a delinquent assessment for common <br />element expense. Insurance on said units, common elements, and <br />personal property of said unit owners shall be governed by the <br />provisions set forth in ARTICLE VI of the By-Laws of Westwood <br />Park I Condominium Unit Owners Association, Inc. <br />All of the remaining provisions of said Master Deed and Declaration and any amendments <br />previously approved, not contrary to the aforementioned Amendment, shall remain in full force and effect. <br />AMENDMENT TO TI� BY-LAWS OF <br />WESTWOOD PARK I CONDOMINIUM iJNIT OWNERS ASSOCIATION. INC. <br />The following consisting of owners of at least two-thirds (2/3) or more of the units, hereby amend <br />the By-Laws of said Westwood Park I Condominium Unit Owners Association, Inc. and the By-Laws of the <br />condominium property which is Exhibit "B", attached to said Master Deed and Declaration, hereby amend <br />the By-Laws as follows: <br />ARTICLE VI. INSURANCE. <br />Section 1. Coveraee. <br />The Executive Board shall obtain and maintain, to the extent obtainable: <br />(a) Fire and extended coveraee. The Executive Board shall maintain a blanket, "all- <br />risk" form policy of fire insurance with extended coverage; vandalism, malicious <br />mischief, windstorm, sprinkler leakage (if available), debris removal, cost of <br />demolition and water damage endorsements, insuring the property. Coverage shall <br />
