adjoininJ building, by reason of settlement, racking, unnatural
<br /> movement, pounding or jarring, or in any other manner whatsoever,
<br /> then the cost of repairing and all damages shall be borne solely and
<br /> exclusively by the party making such extensions and causin` such
<br /> damages.
<br /> 6. If, at any time, it becomes necessary to maintain, re-
<br /> pair or rebuild any part of the wall, the cost of the wall that is
<br /> used by both srti es shall be borne and _paid for ecually by both
<br /> parties, and if either party is not using any portion of said wall,
<br /> the cost of maintaining, repairing and rebuilding the same shall be .
<br /> solely upon_ the party having constructed the same; provided, however,
<br /> in the event of substantial damage or destruction by fire tornado
<br /> or otherwise, the party electing to commence the rebuilding of such
<br /> wall shall give to the other party 15 days within which to elect
<br /> whether or not to rebuild said wall, and if the other party shall fail
<br /> so to elect, within such time, or shall elect not to rebuild•or re--
<br /> .ir sa.'_d wall, such party shall have no obligation to share any por-
<br /> tion of the cost of such rebuilt wall, but he shall be required to
<br /> pay his proportionate part thereof immediately upon his using any
<br /> portion of the wall thus rebuilt, in accordance with the provisions
<br /> herein set forth.
<br /> 7. The covenants and agreements of this lease shall ex-
<br /> tend to and. be binding upon the successors, heirs and assigns of the
<br /> varties hereto as covenants running with the land.
